Making revisions in Drawings, Specifications or other documents when such revisions are: <br />a) Inconsistent with approvals or instructions previously given by the Owner, including revisions made <br />necessary by adjustments in the Owner’s program or Project budget as well as adjustments to <br />previously approved Construction Documents. <br />2. Preparing record drawings showing changes in the Work made during construction based on marked-up <br />prints, drawings and other data furnished by the Contractor to the Architect. <br />3. Site visits when requested by the Owner. <br /> <br />V. Compensation for Services: <br /> <br />A. For Basic Services as set forth above the Owner shall compensate BHPA a fixed fee of $14,500.00. <br /> <br />B. For Additional Services as set forth in V. above, the Owner shall compensate BHPA a fee based on an Hourly sum for <br />each hour of service rendered. Hourly fees are as follows: <br /> <br /> Principal Architect $ 185 Intern Architect I $ 105 <br /> Registered Architect $ 140 Intern Architect II $ 95 <br /> Clerical $ 50 Intern Architect III $ 80 <br /> <br />C. In addition to compensation for Services, Owner agrees to reimburse BHPA for all out of pocket costs including but not <br />limited to reproductions, freight and delivery, copies, plotting, travel expenses and any other actual expenditures made <br />in the interest of the project with a multiple of 1.2. (“Reimbursable Expenses”). Local faxes and e-mail shall not be <br />considered a reimbursable cost. <br /> <br />D. Records of Reimbursable Expenses and expenses pertaining to Additional Services shall be available to the Owner or <br />the Owner’s authorized representative at mutually convenient times <br /> <br />VII. Payments: <br /> <br />A. Fees for Basic Services an initial payment of $6,500.00 upon commencement of the work to be credited towards the <br />Construction Documents Phase. <br /> <br />B. Fees for Basic Services III.A., Interior Design shall be paid monthly in proportion to the work completed as set forth <br />below: <br /> <br />1. Construction Document Phase: 90% $13,050.00 <br />2. Bidding and Negotiation Phase: 5% 775.00 <br />3. Construction Phase: 5% 775.00 <br /> Total 100% $14,500.00 <br /> <br />C. Fees for services and reimbursable expenses made shall be invoiced monthly by BHPA to the Owner, and are payable <br />upon receipt. Invoices shall be considered past due if not paid within 30 calendar days of the date of the invoice. <br /> <br />D. Past due payments shall incur interest in the amount of 1.5% per month. <br /> <br />E. Should payments be past due for 45 days BHPA may suspend the rendering of any additional services. <br /> <br />F. Should the Owner object to any portion of an invoice, it shall notify BHPA in writing within 15 calendar days of the date <br />on the invoice identifying the specific cause of the disagreement and the amount in dispute and shall pay that portion of <br />the invoice not in dispute in accordance with other payment terms of this Agreement. Any dispute over invoiced <br />amounts due which cannot be resolved within fourteen (14) calendar days between the parties shall be resolved within <br />thirty (30) calendar days by mediation the cost of which shall be equally split between the parties.
