Hasbun, Development Services Director <br /> DATE: 4/15/2021 <br /> Single Family Home-Request for Side(s)Setbacks, <br /> RE: Pool Setback and Height Variance <br /> 318 Atlantic Avenue <br /> Appl. no PZ2021-03 <br /> RECOMMENDATION: <br /> This application is consistent with the City's Comprehensive Plan and <br /> generally consistent with the City's Land Development Regulations, <br /> based on Staff review, there are no objections to the requests, if <br /> proposed conditions are followed. Therefore, this application is <br /> presented for your consideration. <br /> REASONS: <br /> The Applicant, owner of a property, is seeking approval for four <br /> variances in relation to the new construction of a single-family home. <br /> The applicant is seeking a side setback variance for the east and west <br /> side of the property, a pool side setback variance on the east side,and <br /> a height variance for a new single-family home on an existing lot of <br /> record. <br /> Specifically, the Applicant is proposing to have a side setback variance <br /> of five feet(5')where seven and half feet(7.5') is required on the east <br /> side of the property. Additionally, a side setback variance of five feet <br /> (5')where seven and half feet(7.5')is required on the west side of the <br /> property. Based on the request for the reduced setback, a pool side <br /> setback variance is also being requested to be seven and half feet <br /> (7.5')where nine and half feet(9.5')is required. <br /> Additionally, a height variance is being requested to not exceed thirty- <br /> nine feet and ten inches (39'-10") measured from the crown of the <br /> road where thirty-five feet (35') is allowed.
