June 15, 2023 <br />PZ2023-07 <br />Future Land Use: Low Density Residential <br />This category is intended to have residential densities ranging <br />from a minimum of 2.5 to a maximum of 6.0 dwelling units per <br />gross acre. This density category is generally characterized by <br />single-family housing (e.g. single family detached, cluster, <br />zero -lot -line and townhouses). It could include low-rise <br />apartments with extensive surrounding open space or a <br />mixture of housing types provided that the maximum gross <br />density is not exceeded. <br />Zoning District: Single-family Residential (R-1) <br />The Single-family Residential (R-1) District provides for low- <br />density residential development of one -family detached <br />dwellings of up to one unit per lot at a maximum density of six <br />units per net acre consistent with the City's Comprehensive <br />Plan Land Use Element and the corresponding Low Density <br />Residential land use category. The uses within this district shall <br />be consistent with, but may be more restrictive than, the Low <br />Density Residential Land Use category permitted uses. <br />Adjacent Properties: <br />III. REQUEST <br />The Applicant intends to demolish the existing house and construct a new single-family <br />house. The new house will be two stories tall and have a rooftop terrace.
