Page 3 of 3 <br />To effectuate the minor Project modifications, the Applicant requests the following: <br />1) Site plan approval adopting the plans entitled "La Playa" as prepared by the architectural <br />firm Arquitectonica and dated October 11, 2024 and as revised on November 13, 2024 to <br />address City review comments, and consisting of two phased 62 -story residential towers <br />with a total of 363 residential units; a branded restaurant of approximately 6,000 square <br />feet of combined indoor and outdoor dining; and a spa of approximately 8,000 square feet, <br />for a total of 1,224,432 square feet of floor area. <br />2) All other conditions and approvals contained in Resolution Nos. 15-Z-156, 2015-2497, <br />2016-2511 and 16-Z-158 would stay in full force and effect, as applicable. <br />As set forth in Condition 19 and 23 of Resolution 15-Z-156 and Condition 6 of Resolution <br />16-Z-158, Applicant reaffirms that it "shall pay the required contribution to the Art in Public Places <br />Fund in the amount equal to I% of the construction cost but not to exceed $500,000.00 in lieu of <br />the required artwork" or "if applicant chooses to propose an artwork prior to building permitting, <br />the applicant is not required to submit the remainder monetary contribution to meet the minimum <br />monetary requirement." <br />In addition, the Applicant has already met with: Miami -Dade County Fire Department for <br />staging of the proposed development; the City of North Miami Beach regarding water availability; <br />Miami -Dade County Water and Sewer regarding sewer availability; the Florida Department of <br />Transportation regarding Collins Avenue; the Florida Department of Environmental Protection <br />regarding existing approvals related to building siting in relationship to the Coastal Construction <br />Control Line (received Permit # DA000840); Miami -Dade County Department of Environmental <br />Resources Management; and the Federal Aviation Administration regarding tower height <br />(received Determination of no hazard to Air Navigation for 750 feet above mean sea level). The <br />Applicant is committed to continue to meet and discuss the proposed modified Project with these <br />agencies and will obtain all necessary approvals pursuant to Condition 12 of Resolution 15-Z-156. <br />In addition, Applicant has met with Miami -Dade County Public Schools Planning, Design, and <br />Sustainability to reconfirm public school concurrency and will obtain concurrency review approval <br />as required under Condition 14 of Resolution No. 15-Z-156. <br />As always, should you have any questions, please don't hesitate to contact us. <br />Sincerely, <br />Ian E.
