The Project consists of exterior and interior renovations for future location of the City of <br />Sunny Isles Beach Building Department including new built-out extension area. <br /> <br />B. Contract Documents, dated January 2024 were prepared by BEA Architects, 11575 NW 7th <br />Avenue, Miami, Florida, 33168. <br /> <br />C. The Work consists of all items as indicated within the Contract Documents and those items <br />of construction not indicated but normal and necessary and usual in the construction <br />industry for construction of a building project. <br /> <br />1. New Flooring Finish <br />2. New Interior Partitions <br />3. New Interior glazing at selected locations <br />4. New Restroom renovation including accessories and fixtures <br />5. New Ceiling tiles and hard ceiling <br />6. New HVAC ductwork, accessories, and equipment <br />7. New Doors and Windows <br />8. New Aluminum fixed awning <br />9. New Roof top units (RTUS) <br />10. Electrical Improvements. <br />11. New Mechanical systems. <br />12. New Building Addition <br />13. New Interior layout including partition walls and finish <br />14. New Furniture and equipment <br />15. New Concrete raised floor <br />16. New signage and wayfinding. <br />17. New Paver and curbs <br />18. New Fence and gates <br /> <br />1.2 ADMINISTRATIVE RESPONSIBILITIES <br /> <br />A. Maintain the Construction Schedule throughout Work. <br /> <br />B. Contract Documents are not divided in any way to assume any division of labor. Examine <br />all Contract Documents to avoid omissions or duplications. <br /> <br />C. Understand conditions relating to the construction of the Project and the employment of <br />necessary labor. Failure to do so will not relieve the obligation to provide all material and <br />labor required to carry out the provisions of the Contract. <br /> <br /> <br />
