<br />4A. When evaluating compatibility among proximate land uses, the City shall
<br />consider and balance such factors as noise, lighting, view corridors, glare,
<br />vibration, odor, runoff, access, traffic, parking, height, bulk, scale of
<br />architectural elements, landscaping, hours of operation, buffering, and safety,
<br />as these characteristics apply to allowable uses and intensities on adjacent

<br />4B. Uses designated on the Land Use Plan Map and interpretive policies, which
<br />generate or cause significant noise, dust, odor, vibration, or truck traffic shall
<br />be protected from damaging encroachment by future approval of new
<br />incompatible uses such as residential uses.
<br />4C. Residential neighborhoods shall be protected by minimizing intrusion of uses
<br />that would disrupt or degrade the health, safety, tranquility, character, and
<br />overall welfare of the neighborhood by mitigating such impacts as excessive
<br />density, noise, light, glare, odor, vibration, dust or traffic.

<br />and buffering to mitigate potential negative impacts on neighboring sites, Uses

<br />4F. Through its planning, regulatory, capital improvements and
<br />intergovernmental coordination activities, the City of Sunny Isles Beach shall
<br />seek to ensure that suitable land is provided for placement of utility facilities
<br />necessary to support proposed development and redevelopment. Necessary
<br />utility facilities may be located throughout The City of Sunny Isles Beach in all
<br />land use categories.
<br />4G. Government facilities shall be permitted in all Land Use Districts except
<br />Conservation, to the extent that the facility is compatible with proximate
<br />land uses in accordance with Future Land Use Policy 8D.4H. Although there
<br />are currently no military installations within or proximate to Sunny Isles Beach,
<br />the City shall adhere to State statutory requirements to ensure
<br />compatibility of new development and redevelopment with military
<br />operations if a military installation is located within or within one-half mile
<br />of its boundaries in the future.
