Staff Analysis: The Applicant is requesting approval for a temporary sales center to be <br />located at 18325 Collins Avenue. The proposal includes a new single story <br />building with 8:1 14 square feet. The sales center will consist of offices and a <br />unit model for the Armani Casa project. The Armani Casa project has not <br />been approved by City Commission. Therefore, the Applicant has agreed to <br />submit a site plan application no later than September 2015. Staff has <br />reviewed the temporary sales center site plan submitted by the Applicant. <br />Staff does not have any objection to the proposed sales center provided that <br />the conditions set forth below are satisfied. Please note that the Applicant <br />intends to maintain the north wing of the Bluegrass Motel to be used as <br />additional office space. <br />Conditions: (1) The project shall be developed substantially in accordance with the plans <br />submitted for temporary sales center approval. Plans created by Sol -Arch <br />dated December 9, 2014 and landscaping plans created by Enea Garden <br />Design dated December 9, 2014 for the abovementioned project. Upon the <br />submittal of an application for building permit, the plans submitted shall <br />meet with the approval of the City Manager or his /her designee. Plans shall <br />include all the required elements of the site plan pursuant to the City's Land <br />Development Regulations. Result in a change that would not be considered <br />minor; the Applicant shall be required to obtain approval of the City <br />Commission. <br />(2) That the Applicant shall submit a site plan application for the Residences <br />by Armani Casa project no later than September, 2015. If site plan <br />application is not submitted, the sales center shall be removed within 30 days. <br />(3) A bond shall be posted by the applicant for the - amount 520,000 that <br />would be necessary if the City were placed in the position of having to <br />remove said temporary sales center or trailer. <br />(4) Removal of the sales center must comply with all City and County <br />requirements. Removal shall occur no later than 30 days after Temporary <br />Certificate of Occupancy is obtained for the Armani Casa project, unless a <br />site plan approval for a different project is approved for the subject property. <br />(5) That the Applicant comply with all conditions and permit requirements <br />of the Department of Permitting, Environment and Regulatory Affairs <br />(PERA), the Miami -Dade County Fire Department (MDFD), Water and <br />Sewer Department, Department of Environmental Protection (DEP), Florida <br />Department of Transportation (FDOT). <br />(6) If the Applicant does not obtain a building permit within six (3) months <br />of approval of the request to construct the off -site sales center, the approval <br />shall be deemed null and void. <br />Armani Sales Center P7_2014 -19 Pace 2 of 2 <br />
