X4� <br />Date: November 25, 2025 <br />Subject: 19051 Collins Avenue Development <br />Shared Parking Analysis <br />Sunny Isles Beach, Florida <br />A shared parking analysis was prepared to evaluate the expected parking requirements and parking <br />demand for the proposed development generally located at 19051 Collins Avenue in Sunny Isles, <br />Florida. Currently, the property proposed for development consist of a low-rise residential building, <br />which is now vacant as of July 2025. The proposed development consists of 145 high-rise residential <br />units and a 2,390 square feet of cafe. Note that the proposed cafe is ancillary, only serving the <br />residential development. Currently, the proposed development provides 298 parking spaces. A project <br />location map and site plan are provided in Attachment A. The shared parking analysis was prepared in <br />accordance with Article VIII within subsection 265-46A(3)(b) of the City of Sunny Isles Beach Code of <br />Ordinances which allows for parking spaces to be shared between different land uses that have peak <br />hour parking demands occurring at different hours of the day. The analysis is consistent with the <br />methodology outlined in the Urban Land Institute's (ULI) Shared Parking, 31 Edition. The following <br />sections summarize the shared parking analysis. <br />PROPOSED DEVELOPMENT PROGRAM <br />The proposed development consists of the following uses: <br />145 high-rise residential units <br />2,390 square feet of cafe space <br />A detailed development program is included in Attachment A. <br />Parking Supply Requirements <br />Based on the criteria outlined within Article VIII within subsection 265-46A(3)(b) of the City of Sunny <br />Isles Beach Code of Ordinances, 306 parking spaces are required based on the proposed development <br />program assuming that the land uses are standalone with no opportunity for shared parking. Table 1 <br />provides the required parking supply for each land use. <br />294 <br />
