The <br />limited visibility of the existing sign is a special condition that was not created by the <br />Applicant. Additionally, the requested variance is not contrary to the public interest. <br />However, literal enforcement of the sign regulations would not result in unnecessary <br />hardship, as the business could install a wall sign that is compliant in size and continue <br />to operate in a reasonable manner under the requirements.
