April 16, 2026 <br />PZ2026-04 <br />thirty-five (35) square feet. For establishments with more than 200 feet of frontage, the <br />maximum permitted wall sign area is one (1) square foot per lineal foot of tenant frontage, <br />not to exceed seventy-five (75) square feet. As the subject tenant frontage is 28.5 linear <br />feet, the maximum permitted wall sign area is 28.5 square feet. The business has an <br />existing wall sign that is 12.19 square feet in size. The proposed 96.4 square foot sign <br />exceeds the permitted area and requires a variance. <br />The following are the standards of review for sign ordinance variances, from code Sec. <br />265-63.1: <br />(1) The variance is not contrary to the public interest, <br />(2) Special conditions and circumstances do not result from actions of the applicant, <br />(3) A literal enforcement of the provisions of this chapter may result in unnecessary <br />hardship. <br />V. FINAL ANALYSIS <br />The business has an existing 12.19 square foot wall sign on the ground floor fagade, <br />which the business owner would like to remove and install a new 96.4 square foot wall <br />sign on the upper parapet wall. The intent of the requested increase in sign area is to <br />improve visibility and business identification. The business is located along Collins <br />Avenue and visibility of the storefront has been reduced due to the installation of a bus <br />stop shelter directly in front of the business, which limits visibility to passing motorists and <br />pedestrians.
