CM A R fo R G ov e RnMen t C en t e R A nn e x At 1 8 0 8 0 C ol l i n s A ve n u e | R eq u e s t fo R quAli f i CA ti o n s | no. 1 5 - 0 8 - 0 2 5Construction with a Personal Touch PROJECT APPROACH & UNDERSTANDING MCM understands that when selected as the Construction Manager for the Government Center Annex project, the firm will function as a General Contractor responsible for publicly bidding trade contracts, and scheduling and coordinating all activities required to successfully and economically complete the project on time. MCM will provide pre-construction services, develop a contractually agreed upon Guaranteed Maximum Price (GMP) budget, and ultimately construct the project. The project itself consists of constructing a new 100,000 SF Government Center Annex building adjacent to the existing Government Center at 18080 Collins Avenue. The facility will include spaces for municipal purposes, educational purposes, and community and civil uses as well as commercial spaces. In approaching the project, MCM will focus on accomplishing three primary objectives: 1. MCM will partner with the City of Sunny Isles Beach and the A/E to help realize their vision and deliver an aesthetically pleasing, economically feasible project that will serve the City and enhance the adjacent Government Center Building. 2. With businesses abutting the construction site on two sides of the project and the constant flow of pedestrian and vehicular traffic on the other two sides, MCM understands the importance of minimizing disruptions to businesses, residents, tourists and the traveling public throughout construction. 3. Throughout the construction process MCM’s Safety First! approach will ensure that the health and safety of non-construction and construction personnel is always the first priority. COMMITMENT TO PARTNERING MCM’s project approach begins with its partnering approach, which is designed to allow for all phases of the construction process to be performed within an environment of mutual trust, commitment to shared goals, and open communication between the City of Sunny Isles Beach, the A/E of Record, their consulting partners, MCM and their subcontractors. In this approach we will establish a working relationship among all of the team members based on a plan of cooperation and teamwork. Prior to project commencement, MCM’s Project Manager Juan Campos, will establish a partnering plan that will create an atmosphere in which all parties are working in harmony toward mutual goals to avoid delays, claims and litigation. Essential elements of this plan are as follows: ►Commitment to partnering by the top management of every organization involved in the project. ►Trust relationship between all parties through personal relation ships and open communication with mutual sharing and under standing of each party’s risks and goals. ►A partnering charter developed jointly by all parties to the project which identifies specific mutual goals and objectives of the partnering participants for continuous evaluation and review against the agreed upon mutual goals. ►Timely resolution of any disputes at the lowest level possible during the project. “MCM’s commitment to partnering is ingrained in every facet of our orga- nization.
