III. FINDINGS AND CONCLUSIONS: <br /> Based on an analysis of the application and the standards for approval for a site plan under the <br /> Land Development Regulations. the City Commission makes the following findings and <br /> conclusions: <br /> A. The Applicant's request for a 17 story residential condominium with a ground floor area <br /> of commercial space for office use only is in compliance with the City's Zoning Code and <br /> there is substantial competent evidence to support approval of the Application. <br /> B. The Applicant is consistent with the Comprehensive Plan and Land Development <br /> Regulations of the City of Sunny Isles Beach. <br /> IV. APPROVAL <br /> A. The Applicant's request for a site plan application for a project consisting of a mixed-use <br /> 17 story residential condominium consisting of 61 residential units and a 5,721 square feet <br /> around floor area of commercial space for Office use only for total of 126,888 square feet <br /> of floor area is hereby approved subject to all the conditions set forth in Section V below. <br /> B. The Applicant's request to utilize graphics and murals on a temporary construction fence <br /> is hereby approved subject to all conditions set forth in Section V below. <br /> V. CONDITIONS <br /> A. Conditions to be completed before demolition, below grade or building permits are <br /> issued. <br /> I. That the plans be substantially in accordance with that submitted for public hearing and <br /> entitled "17550 Collins Ave", prepared by Revuelta Architecture International stamped <br /> date received June 30, 2015 consisting of 28 sheets; Landscaping prepared by Lewis & <br /> Neilsen Design date received June 30, 2015 consisting of 17 sheets; Civil prepared by <br /> Ocean Engineering. Inc. date received June 30. 2015 consisting of 4 sheets; Photometrics <br /> prepared by Arpe Engineering. LLC date received June 30. 2015 consisting of 1 sheets; <br /> and the Survey entitled ALTA/ACSM Land Title Survey prepared by Fortin. Leavy, <br /> Skiles. Inc. consisting of two sheets and updated on December 12, 2014. <br /> 2. If applicable, a Miami-Dade County tree removal permit must be secured and attached to <br /> the landscape permit application prior to demolition. <br /> 3. That the palms along Collins Avenue must be at least 12' clear-wood medjool palms to be <br /> consistent with the City Streetscape Master Plan. The Applicant agrees to relocate the palm <br /> trees currently on the property at its own expense to a location designated by the City <br /> Manager or designee or replace the palm trees with new palm trees subject to approval by <br /> the City Manager or designee, <br /> 15-Z-_ 17550 Collins Avenue 3 <br />
