4. That the Applicant provides the Signage and Pavement Markings Plan prior to building <br /> permit. <br /> 5. Upon the submittal of an application for building permit, the plans submitted shall meet <br /> with the approval of the Community Development Department and be consistent with the <br /> specific site plan approved by the City Commission. Plans shall include all the required <br /> elements of the site plan pursuant to the City's Land Development Regulations and <br /> recommendations. Should compliance with the recommendations result in a change that <br /> would not be considered "minor" in accordance with Section 265-18 of the City Code, the <br /> Applicant shall be required to obtain another approval of the City Commission. <br /> 6. That a plot plan be submitted to the Community Development Department for their review. <br /> The plot plan shall include all easements proffered by the Applicant to the City, including <br /> but not limited to (i) a ten-foot (10') Landscaping Streetscape Easement as per the City <br /> Streetscape Master Plan (the "Streetscape Easement"). <br /> 7. That the Applicant submit a Declaration of Restrictions in recordable form acceptable to <br /> the City's Community Development Department and acceptable to the City Attorney prior <br /> to submittal for an application for building permit, which proffers: the ten-foot (10') <br /> Streetscape Easement. The Declaration shall provide that the Applicant shall provide 24- <br /> hour valet parking services for visitors and guests of the residential and the commercial <br /> areas of the proposed building. The Declaration shall provide that Thirty-One(31) parking <br /> spaces within the development project shall be designated exclusively for the commercial <br /> space within the project. The Declaration shall prohibit restaurant and retail uses within the <br /> commercial space in perpetuity except if such uses are approved by the City Commission <br /> at a public hearing. <br /> 8. That the Applicant comply with all conditions and permit requirements, including but not <br /> limited to Miami-Dade County, including environmental conditions and permitting, the <br /> Fire and Water and Sewer Departments, Miami-Dade County School Board, and Florida <br /> Department of Transportation (FDOT). <br /> 9. No building permits shall be issued (except for demolition and sales trailers) unless the <br /> .Applicant has submitted all documents referred to under this approval and shall have paid <br /> all impact fees, bonuses. and Transfer of Development Rights (if applicable), professional <br /> fees (as per Section 265-11 and such other applicable Land Development Regulations)due <br /> to the City. <br /> 10. That the Applicant must present evidence of performance to the Community Development <br /> Department of the obligation required to qualify for the Floor Area Ratio bonus. In the <br /> event that the Applicant has done so and prior to issuance of the Certificate of Occupancy <br /> the Applicant shall acquire the following floor area ratio bonuses: <br /> a) Enclosed Parking Bonus 0.40 FAR (*) S 0.00 <br /> b) Public parking 0.25 FAR 5356.400 <br /> I5-Z-_ 17550 Collins Avenue 4 <br />
