2. All conditions set forth in City Resolution No. 14-Z-141 approved and adopted on July 17; 2014 shall remain in effect except conditions modified in this approval. 3. Upon the submittal of an application for building permit, the plans submitted shall meet with the approval of the Community Development Department and be consistent with the specific site plan approved by the City Commission. Plans shall include all the required elements of the site plan pursuant to the Citv's Land Development Regulations and recommendations. Should compliance with recommendations result in a change that would not be considered "minor' in accordance with Section 265-18 of the City Code. the Applicant shall be required to obtain another approval of the City Commission. 4. That in the event of multiple ownership, a homeowner's association shall be established in accordance with applicable regulations to assure that all common areas and facilities for the residents. as well as all easements dedicated to the City. shall be maintained in continuous and satisfactory manner and without expense to the general taxpayers of the City of Sunny Isles Beach. 5. If approved. the Applicant shall submit a separate building permit prior to any installation of murals or graphics on temporary construction fencing to be approved administratively by the City Manager or his designee. 6. That the Applicant shall comply with all conditions and permit requirements. including but not limited to Miami -Dade County; including environmental conditions and permitting. the Fire and Water and Sewer Departments, Florida Department of Environmental Protection (DEP) and Florida Department of Transportation (FDOT). 7. The Applicant shall coordinate and work with Miami -Dade County Traffic Engineering Department and the City of Sunny Isles Beach to develop strategy in order to provide modified and acceptable signal timing plans. The Applicant must take the necessary steps to pursue the signal timing changes consistent with the proposed signal timing plans (i.e. optimized) as documented in the traffic study. S. That the Applicant shall address comments provided by City's Landscaping Architect regarding landscaping plans submitted during site plan review process. 9. That the Applicant shall address comments provided by City's Traffic Engineer regarding traffic plans submitted during site plan review process. 10. That the Applicant shall address comments provided by City's Civil Engineer regarding Civil plans submitted during site plan review process. 11. That the Applicant shall be responsible for undergrounding all utility lines along 183th Street to the eastern border of their property. The Applicant further agrees to provide the City with an escrow deposit of Two Hundred Thousand Dollars (5200.000.00) for the cost of undergrounding the utility lines located adjacent to the gas station located on their property.
