Summary Minutes:Regular City Commission Meeting November 19,2015 City of Sunny Isles Beach,Florida <br /> seeking approval and-assignment of TDRs in the amount of 283,485 square feet of floor area <br /> and 119 dwelling units. An adjustment is to be made for a decrease of 283,485 square feet of <br /> FAR and 120 dwelling units from the City's TDR Bank. The total TDRs contribution if <br /> approved is $35,435,625.00. The proposal also includes FAR bonuses to approve FAR <br /> density to the project. If approved the FAR bonus is $12,223,872.00. The Applicant is <br /> proposing Design Flexibility which if approved is $1 Million, and the Applicant is <br /> contributing to the Art in Public Places in an amount of$500,000.00 but the Applicant has <br /> the right to come back with an Artwork piece in the near future. Additionally,the Applicant <br /> is seeking approval of a shared parking agreement between the apartment/hotel and hotel <br /> uses, and an extension of the Building Permit time frame to allow for a total of 72 months <br /> from the date of site plan approval which is an additional 48 months. This application does <br /> not include any requests for variances. Staff does not have any objection to the shared <br /> parking agreement. It is important to note that the 90 apartment/hotels units are subject to <br /> the 5% residency rule under the City Code which means only four (4) units of the 90 <br /> apartment/hotel units can live here year around. The remainder of the units are transient <br /> units. Because he cannot <br /> stand up that long, his partner Chad Friedman will make the bulk of the presentation tonight. <br /> This is the first time he has stood before the Commission with a project that combines two of <br /> the most quality developers he has ever had the privilege of representing,the Chateau Group, <br /> and Fortune International Group. He said this is a great piece of property,we have 4.5 acres of <br /> property to work with as opposed to the 100-foot lots which is always challenging. <br /> Eduardo Imery, Executive Vice President and CEO of the Fortune International Group, said <br /> tonight he is here to speak on behalf of Fortune International Group,and Chateau Group who <br /> are the two developers behind the project.This is the seventh time that these two groups have <br /> been in front of the Commission over the past 15 years. Of the past six projects they have <br /> presented,four are completed,one is under construction,and one will commence construction <br /> early next year,which is the Ritz Carlton Residences. They are committed to the City and they <br /> feel as if they have been part of the City's evolution over the past 15 years. They are proud to <br /> be a developer in the City and that is why they keep coming back and continue developing <br /> here. They plan on continuing to support the City and their initiatives, and are invested long <br /> term in this City. They are focused on bringing wonderful architecture to their projects and <br /> always try to come up with trade concepts,whether it is an underground garage,or bringing a <br /> hospitality brand to one of their projects, and that hospitality brand calling the City home. In <br /> this project we have put together a wonderful team. UNStudio Christian Veddeler is a world <br /> renown architect, he has done a wonderful job interpreting this project and coming up with a <br /> thoughtful design. We also have West8 who is our Landscape Architect,also very capable and <br /> does projects all over the world. In this project in particular besides the architecture, we are <br /> excited to let you know our intention is to bring another hospitality brand to the City.
