Request of Varadero—La Playa Beach Associates,LLC.for Property Located at 18801 <br /> Collins Avenue for the Following: (Hearing #PZ2015-16) <br /> Summary: <br /> The Applicant is seeking approval of a site plan application for a 56-story mixed-use <br /> building consisting of 431 condominium units,90 apartment/hotel units,60 hotel rooms and <br /> 1,228,435 square feet of floor area ratio (FAR). The Applicant is also seeking the approval <br /> and assignment of Transfer of Development Rights(TDRs) in the amount of 283,485 square <br /> feet of floor area and 120 dwelling units from the City Transfer of Development Rights Bank <br /> (TDR Bank).Additionally,the Applicant is seeking approval of a shared parking agreement <br /> between the apartment/hotel and hotel uses and an extension of the building permit time <br /> frame to allow for a total of 72 months from the date of site plan approval. <br /> Requests: <br /> 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a site plan approval for a 56-story mixed-use <br /> building, 649 feet in height with 431 condominium units, 90 apartment/hotel units, 60 <br /> hotel rooms and a total FAR of 1,228,435 square feet. <br /> 2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations,the Applicant is requesting the utilization and assignment of public TDRs in <br /> the amount of 283,485 square feet of floor area and 120 dwelling units.An adjustment to <br /> be made for a decrease of 283,485 square feet of floor area and 120 dwelling units from <br /> the City's TDR Bank. <br /> 3. Pursuant to Section 265-46 A. (3) of the City of Sunny Isles Beach Land Development <br /> Regulations,the Applicant is requesting approval of a shared parking agreement between <br /> the apartment/hotel and hotel uses. <br /> 4. Pursuant to Section 265-11 N. (2) of the City of Sunny Isles Beach Land Development <br /> Regulations,the Applicant is requesting approval of the extension of the building permit <br /> time frame to allow for an additional 48 months beyond the 24-month time frame for a <br /> total of 72 months. <br /> Protests 3 Waivers 0 Ex Parte 1 <br /> Action: [City Clerk's Note: Three Protest Letters were received from: Steven Shaller; <br /> Barry Shevlin, Esq. representing M Resorts a/k/a Marenas and Le Meridien; and Joseph <br /> Story.] Mayor Scholl gave opening remarks on zoning procedures/decorum. City Clerk <br /> Hines read a disclaimer for the Zoning hearing,and administered the oath to witnesses.
