Inc. <br /> i E x C E P T I O N A E SOLUTIONS <br /> ® CGA was able to develop a hybrid Form-based Code for the Town of Surfside that achieved these aims. <br /> 9 The Code provided for the conventional controls the Town required, without degrading the quality of the <br /> • envisioned development, the urban response of the forms to the existing network of streets and traffic <br /> ® patterns, and the required qualities expected of each development's impact upon the overall quality of the <br /> Town's open spaces and public right-of-ways. The CGA team made up of Urban Designers and Planners <br /> • prepared a set of Design Guidelines to aid the Town's Planning and Zoning Board implement the vision set <br /> ® forth and expressed by the Public in a Community Visioning Charrette process that benefited from <br /> ® extensive community participation. <br /> ® The City of Weston Code, in its entirety, was rewritten is 2010 to make it more relevant and user friendly. <br /> 0 The original code of ordinances was the Broward County Code that was in effect on the day of <br /> incorporation in 1996. Over time many sections of the code were repealed, amended and recreated to <br /> 0 meet the changing goals of the City. As a result, many sections were in conflict with each other and not well <br /> 9 organized. The CGA planning staff focused on the Land Development Regulations and Zoning portions of <br /> ® the Code. These sections were totally rewritten and rearranged in a manner that logically followed the <br /> steps that one would take to go through the development process. Staff worked closely with all other <br /> ® disciplines of the City to ensure that there were no internal conflicts with either content or terms. All <br /> ® defined terms are clearly highlighted in the code and cross referenced with other sections of the City Code <br /> ® for consistency. <br /> 9 The City of West Park was incorporated in 2005 and was governed by the Broward County Code that was in <br /> ® effect at the time of incorporation. Over the years, the planning staff repealed, modified and updated the <br /> land development regulations and zoning code to meet the desires of the City. New zoning code categories <br /> ® were added to reflect new mixed use land use designations and new administrative variance procedures <br /> ® were developed to streamline the process. CGA has prepared land development regulations that focus on <br /> ® smart, efficient, and sustainable growth. <br /> IN Additionally, our work includes Transit Oriented Development form-based code for the City of Miami <br /> ® Gardens and a transit oriented corridor code for the City of West Park that provided a necessary mix <br /> of land uses, density and design that encourages the creation of an environment to promote transit usage. <br /> 9 In Hollywood, a new Zoning Code was developed for the Beach area in compliance with the City's <br /> ® Comprehensive Master Plan to preserve and establish branding for the area and provide Green and <br /> ® Environmentally-friendly development standards. <br /> ® As a result of CGA's success in establishing the Hallandale Beach RAC, CGA will be updating the City of <br /> ® Hallandale Beach Land Development Code with an emphasis on transit-oriented and mixed-use <br /> development in anticipation of the future commuter rail along the FEC corridor and further support <br /> ® implementation of the City of Hallandale Beach's CRA Plan and Comprehensive Plan. <br /> O COORIDOR PLANNING <br /> 0 CGA has prepared land development regulations that focus on smart, t <br /> ® efficient, and sustainable growth.
