Inc. <br /> 4:21* F % C F P 1 I 0 .c l S o l U 1 I p % S <br /> ® 7 <br /> CGA just completed the City of Hallandale Beach Regional Activity Center (RAC) focusing on Transit <br /> ® Oriented Development along the major corridors in the City. The City of Hallandale Beach has historically <br /> ® lacked a "downtown" or recognized center of economic and civic activity. The highest residential <br /> ® concentration has been found in the beachfront towers along AIA while the highest commercial density has <br /> been the strip malls and office buildings along east Hallandale Beach Boulevard. The impetus of the RAC <br /> O was to use this land use category as a Master Plan, as a way to guide future redevelopment along a Ya mile <br /> ® radius from the FEC Railroad. By doing so, the City will be better suited to maximize the potential <br /> ® redevelopment within the RAC but most importantly being able to better manage the redevelopment <br /> occurring. <br /> 0 <br /> ® SITE PLAN REVIEW <br /> ® CGA's planning staff possesses a thorough and complete understanding of planning processes from both a <br /> public and private perspective and from municipal to state authority. CGA provides current,comprehensive <br /> ® planning and/or zoning services to several municipalities throughout Florida and has acted as the primary <br /> ® Development Review Committee (DRC) consultant for a number of municipalities, including the Cities <br /> of Dania Beach, Hollywood, Medley, Miami Gardens, Miramar, North Lauderdale, North Miami <br /> 9 Beach, Pahokee, Pembroke Pines, Riviera Beach, Sunny Isles Beach, Surfside, Bay Harbor Islands <br /> ® and Weston,many of which have been repeated clients for more than ten (10) years. <br /> Several of our CGA planners currently serve as consulting staff members as well as Community <br /> ® Development Directors for several municipalities. This responsibility requires complete understanding <br /> 9 of planning policy and historic precedence to prepare sustainable, community-oriented long range <br /> ® planning analyses, master plans and to equitably administer zoning and development codes. This <br /> role also requires stellar written and verbal communication skills and the ability to maintain professional <br /> ® working relationships with not only colleagues and staff persons but also municipal officials, neighborhood <br /> ® activists and the community at-large. <br /> ® As an extension of city staff CGA anticipates regular dialogue and constant communication with City staff <br /> ® and stakeholders to ensure all work products satisfy the requirements specified in state law and all codes <br /> and ordinances of Sunny Isles Beach. <br /> ® PLANNING STUDIES <br /> ® CGA has prepared a variety planning studies for municipal clients including Design Guidelines and Color <br /> Palette for the historic, City of Miami Springs and Awning and Canopy Design Guidelines and <br /> 0 Regulations for the Town of Surfside business district. CGA has recently begun a Flex Zone Modification <br /> ® for the City of Hallandale Beach. Additionally, CGA has also prepared a Parking Demand Study in the <br /> ® Town of Surfside and is currently assisting in the establishment of a Business Improvement District <br /> (BID) for Surfside including the funding of capital projects. <br /> ® COMMUNITY OUTREACH AND VISIONING <br /> ® The various departments at CGA have vast experience coordinating with our other disciplines within the <br /> company to produce various work types and services in a multi-disciplinary approach. This guarantees <br /> ® that our Clients obtain a full-service product including, but not limited to, translations services, postcards <br /> mailed to stakeholders, web site access and on-going dialogue with business and property owners. Such is <br /> the relationships between urban design, planning, landscape architecture and our environmental services <br /> O departments.
