Contact Documents are all instruments which, when combined, forms the design contract for <br /> • construction. Contact Document drawings and specifications are both Contract Documents and <br /> • historical records of design decisions. As such, they must be complete, clear, concise, and legible. <br /> • <br /> • 2. The Contract Document Phase incorporates three (3) points of review: <br /> • a. 60% Design Review—this is essentially the same as the Design Development <br /> ® review, but it involves a much greater level of detail <br /> B b. 90% Design Review— this marks the point at which all Documents(Drawings, <br /> Specifications and Calculations)are essentially completed (90%), and re submitted <br /> ® for final review and coordination check. This includes final Specifications. This covers <br /> • all Contract Documents and all final Building Department and related plan check input <br /> • c. 100% Final Review— this final review marks the point at which all Documents <br /> • (Drawings, Specifications and Calculations)are 100% complete, and are signed <br /> ® and sealed. The completed Contract Documents are reviewed by the City's Project <br /> Manager and upon approval; the Contract Documents are issued for Bid and <br /> • Construction. <br /> • 3. Meet with the local Building Deptartment to review the schematic design, code and life/safety items <br /> • for the project. <br /> • BIDDING/ PERMITTING PHASE <br /> • <br /> • 1. Assist the City of Sunny Isles Beach in selecting a contractor for the project including: <br /> a. Attend a pre-bid meeting. <br /> • b. Respond to inquiries & RFI's <br /> ® c. Review contactor's bid proposals and attend one (1)contractor selection meeting. <br /> • d. Implement a Post-bid construction schedule <br /> ® e. Preparation of tender documents and contracts based on standard forms <br /> f. Effective management of contracts, including clause commentaries, sample letters and <br /> • checklists <br /> ® g.
