® Approach & Methodoloqy Plan
® From a Contract Administration perspective, our initial objective is to establish with the
® City the preferred means of communication (in our case we utilize e-mails and FTP --_ <
sites), and we establish the point of contact from the City (the assigned Pr.ojecfj n J
® Manager) and any other points of contact for accounting, insurance matters, etc. ^ 8
® _
From a Project Management perspective, we prefer to keep the same individuals - _' _
,It
® workingon a single project from the initial client contact through the s
g g project close- .. 'r s r
out. Sometimes governmental agencies change "players" such as the City's project ,ti'` .Z
5 managers, etc.This may bring frustration to the end users,etc... The architect's Project =– I "
Manager may serve as the only link to the prior history on a project. In one of our prior "—'- - ''
® projects at the Airport, we (the architect) were the only remaining "player" in a 11 ,
® project that lasted 10 years to project close-out. Because we recognize this and we " •, _
are personally involved in all our projects, we have a high level of client satisfaction r• '/,/1 5'
® during the transition stages and at the end of project. G util`
® Programming/Design Input r -
To begin with any project, we may assist the owner in determining Priorities and/or _ _
• Goals for a project, if not already done, or we may begin directly with the _ - -, ‘-- -
preparation of a programming plan, or a conceptual plan based on comments from
® the Owner's Representative and any User Departments. Our conceptual plans are kl, 1 '
® typically created through team-wide input in the form of a charrette. _ ,`
_
® Goals need to be pre-determined before full design and construction documents can t'
be prepared. Some design criteria may be green design, cost, ease of maintenance. . 1T a-
2-
® ease of use, etc. All of these factors will impact the client's overall satisfaction at the -- i
® end of the project. Therefore,we listen carefully to our client's comments at the onset -
of a project and merge the client's goals and objectives into the design. .?.---14.,.-F. }''
® ' ,
® Site Analysis/Determining the Issues :V/-- 4j% ,
However, sometimes the scope of work is not well defined by the client, and in fact, -
® that becomes the task- to accurately detail a scope of work and associated cost -
® estimate. We have a great deal of experience in this area. For example, in a recent C}-
project, Greynolds Park, we were provided with a "Priority List" however, the list itself --
® did not indicate the true scope of what needed to get done and how that translated :4," -7::
into architecture/construction.Therefore,we performed an extensive site analysis that . a
® included detailed diagrams of all the existing means of circulation through the site, •J;,. , _
® including pedestrian, vehicular, bike trails, and ADA paths. Through our analysis, we _-
determined that there were several gaps in physical connection, (by way of ADA r ir< < -
-
® path) throughout their historic park, and this became the highest priority for the _ ,
County to address. - 'r••
® *S" r
After we have completed our initial site analysis to determine all of the challenges ,_. 'Z ' \
® and opportunities that a site may offer, the design charette commences. From a t!.t 1'
® Design Excellence perspective, we work closely with the City's Project Manager to r N.
ti
ensure that the architectural aesthetics is what the City will be expecting to have for •-,-erei/ _ r
® one of their City projects. We propose an architectural aesthetic and give the City's " /y ,
assigned Project Manager and the users the freedom to provide input on the design. t 1. ' = ,a
® It's all about collaboration. We assess the needs and provide a design solution that v.. —="'- _ +_ -
® addresses the needs yet is efficient in terms of cost and maintenance upkeep and is
consistent with the City Beautiful Architectural aesthetics. Greynolds Park Site
