Required: Submit a proposal for construction staging. Provided: Submitted as a separate document, dated March 30, 2016. V. PLANNING REVIEW: 1. Comprehensive Plan The proposed development is consistent with the Goals, Objectives and policies of the City of Sunny Isles Beach Comprehensive Plan. 2. Traffic Engineering Traffic Impact Study: The Applicant submitted a traffic report dated March 4, 2016 prepared by Juan Espinosa PE from David Plummer & Associates, Inc. The report has been reviewed by the City's -Consultant Salman Rathore, PE from The Corradino Group. The Consultant provided comments on March 11 , 2016 which stated that the development size is smaller and the trips generated by the revised project is less as compared to the previous study. The City's Consultant has approved the submitted plans subject to compliance with Condition #4 in this report, to conduct a Pedestrian Crosswalk Warrant Analysis. 4. Landscaping Architect The Applicant's Landscaping Plans were prepared by West8/Rosenberg Garden Design dated March 30, 2016 and have been reviewed by City's Landscape Consultant Kathy O'Leary Richards, PLA, ASLA, LEED GA from O'Leary Richards Design Associates, Inc. dated November 6, 2015. The City's Consultant has approved the submitted plans. 5. Civil Engineering Civil Engineering comments must be addressed during building permitting process.
