Complies. <br /> Required: Submit a proposal for construction staging. <br /> Provided: Submitted as a separate document, dated March 30, 2016. <br /> V. PLANNING REVIEW: <br /> 1. Comprehensive Plan <br /> The proposed development is consistent with the Goals, Objectives and policies of the City <br /> of Sunny Isles Beach Comprehensive Plan. <br /> 2. Traffic Engineering <br /> Traffic Impact Study: <br /> The Applicant submitted a traffic report dated March 4, 2016 prepared by Juan Espinosa <br /> PE from David Plummer & Associates, Inc. The report has been reviewed by the City's <br /> -Consultant Salman Rathore, PE from The Corradino Group. The Consultant provided <br /> comments on March 11 , 2016 which stated that the development size is smaller and the <br /> trips generated by the revised project is less as compared to the previous study. The City's <br /> Consultant has approved the submitted plans subject to compliance with Condition #4 in <br /> this report, to conduct a Pedestrian Crosswalk Warrant Analysis. <br /> 4. Landscaping Architect <br /> The Applicant's Landscaping Plans were prepared by West8/Rosenberg Garden Design <br /> dated March 30, 2016 and have been reviewed by City's Landscape Consultant Kathy <br /> O'Leary Richards, PLA, ASLA, LEED GA from O'Leary Richards Design Associates, Inc. <br /> dated November 6, 2015. The City's Consultant has approved the submitted plans. <br /> 5. Civil Engineering <br /> Civil Engineering comments must be addressed during building permitting process.
