We are particularly pleased and proud to be able to bring to the Florida Riviera the <br /> next vision of the Chateau Group and Fortune International, which recently brought to the City <br /> the Ritz-Carlton Residences. <br /> The Property was previously approved by the Commission on November 19, 2015 <br /> through the adoption of Resolution No. 2015-2497 and the Commission approved the application <br /> for use of public TDRs in the amount of 283,485 square feet (and 119 dwelling units) through <br /> the adoption of Resolution No. 2015-2497 passed and adopted on the same date. That prior <br /> approval was for 431 residential units; 60 hotel units; and, 90 apartment hotel units. The present <br /> plan eliminates both the hotel and apartment hotel units and, instead, seeks approval for 490 <br /> residential units alone. The Applicant believes that the elimination of the hotel and apartment <br /> hotel units will significantly reduce traffic impacts from the Project. In addition, the present plan <br /> captures all required parking on site and without the need for any shared parking agreement. <br /> The Project also proposed to have 12 cabana/suites in the building and ownership of these <br /> cabanas will be restricted to unit owners within the property <br /> 2525 Ponce de Leon Blvd., Suite 700, Coral Gables, FL 33134 1305-854-0800 I www.wsh-law.com <br />
