• Ms. Claudia Hasbun <br /> March 4, 2016 <br /> Page 2 of 3 <br /> The new plans also calls for removal of the bridge between the two towers as shown on <br /> the prior plans and replacement of the bridge with an open air canopy. <br /> Finally, since the approval of the prior Project the City Commission has also approved <br /> the potential transfer of 75,000 square feet (and 35 dwelling units) from the property known as <br /> the "Corner House" property to this site, through the adoption of Resolution No. 2016-2511 on <br /> January 21, 2016. The Applicant would seek approval to utilize both the public and private <br /> TDRs, at the applicant's option, but without exceeding the permitted FAR and density permitted <br /> for the overall Project. <br /> It must be noted that the present plans, like its predecessor; does not require or call for <br /> any variances from the requirements of the LDRs. <br /> 1. Site plan approval adopting the plans entitled "Varadero" as prepared by the <br /> architecture firm ODP, Architects Inc. and dated March, 4, 2016 and consisting of <br /> two phased 56 story residential towers with 490 residential units; a branded <br /> restaurant of approximately 7,181 square feet; and, corporate office space of <br /> approximately 7,780 square feet and 1,850 square feet of retail for a total of <br /> 1,228,154 square feet of floor area.; <br /> 2. Approval of the ability to utilize up to 75,000 square feet (and 35 dwelling units) <br /> in the alternative and at the option of the Applicant in lieu of a portion of the <br /> 283,485 square feet of previously approved public TDRs. <br /> 3. Modification of Condition No. 13 of Resolution No. 15-Z-156 so as to allow the <br /> issuance of building permits to each phase of the Project and the incremental <br /> payment of bonuses and TDRs as utilized for each Phase of the Project. <br /> 4. All other conditions and approvals contained in Resolution No. 15-Z-156 would <br /> stay in full force and effect. The Applicant will agree to submit a <br /> traffic/pedestrian study for a mid-block crosswalk at Collins Avenue south of <br /> 189`h Street, within 1 year from the date of the approval of this site plan. <br /> The Applicant has already met or is in the process of meeting with: the Miami-Dade <br /> County Fire Department to discuss staging of the proposed development; the City of North <br /> Miami Beach regarding water availability; Miami-Dade County Water and Sewer Department <br /> regarding sewer availability; the Florida Department of Transportation regarding Collins <br /> Avenue; the Florida Department of Environmental Protection regarding the building siting in <br /> relationship to the Coastal Construction Control Line; and the Applicant has retained the services <br /> of a consultant to process its application through the Federal Aviation Administration. The <br /> Applicant is committed to continue to meet and discuss the proposed development with these <br /> agencies throughout the site plan process and will obtain any necessary approvals from these <br /> agencies prior to initiating construction. <br /> We submit that the requested approval is consistent with the provisions of the City's <br /> Comprehensive Plan and LDRs.
