Appendix A / Site Plan – Highlight the valet area and required stacking lengths on <br />the north and south entrances for valet drop-off / pick-up area. <br />Response: Attachment A shows the site plan highlighting the valet areas and stacking <br />distances. <br />2. Exhibits 14A, 15A & 16A – Please explain how demand rates were calculated? <br /> <br />Response: The project proposes three separate valet drop-off / pick-up stations that will be <br />located at each proposed residential lobby and at the hotel lobby. Project trips were <br />distributed based on the number of unit and the uses assigned to each drop-off / pick-up <br />area. Project trips were assigned to each station as shown on Exhibit 13 of the traffic report. <br />As mention in the report, parking for the development will be all valet except for 85 assigned <br />residential parking spaces that will be self parking. The self parking represents 11% of the <br />parking spaces provided for the residential component therefore a deduction was taken to <br />account for the project trips (residential only) not using valet. An overall 10% deduction was <br />applied to account for transit/ pedestrian trips. Calculations showing the PM peak demand for <br />each valet station are included in Attachment B. <br />3. Please conduct a study to determine if a pedestrian access to the beach at south <br />side of the intersection of Collins Avenue / 189th Street is feasible. <br />Response: A study to determine the feasibility of an at-grade pedestrian crosswalk on Collins <br />Avenue south of 189th Street will be conducted. The study will be conducted following the <br />requirements of the reviewing agencies. Attachment C shows a proposed methodology <br />based on discussions with FDOT staff at a meeting held November 4, 2015. <br /> <br /> <br /> <br />
