Exhibit 3 – Please provide source for monthly adjustment, non-captive adjustment <br />and mode adjustment factors? <br /> <br />Response: Monthly adjustments were obtained form Table 2-3 and 2-4 of the ULI Shared <br />Parking, 2nd Edition. Tables are provided for reference in Attachment A of the revised shared <br />parking analysis. Non-captive adjustments – as explained in the ULI Shared Parking, 2nd <br />Edition formal studies and general engineering experience have proven that some reduction <br />of customer parking needs occurs in projects due to patronage of multiple land uses. For <br />example hotel guests are expected to use the restaurant, bar/lounge, spa/fitness center and <br />ballroom. This “captive market” can represent between 15% and 20% of land use demand. <br />However, to provide for a very conservative analysis, the study only applied a 5% reduction. <br />Mode adjustments - ULI Shared Parking, 2nd Edition also recognizes that parking rates reflect <br />conditions in suburban setting with little or no transit and minimal employee ridesharing. In a <br />hotel setting, it is expected that a large percentage of guests will arrived via taxi, shuttle <br />services and/or use ridesharing options such as Uber and Lyft. The area surrounding the <br />project is also served by mass transit. There are approximately 4 bus routes in the vicinity of <br />the project; in addition to the Sunny Isles Beach Community Shuttle. A percentage of the <br />hotel employees are expected to use public transportation, carpool with other employees or <br />be dropped-off. To account for this condition, a conservative 5% mode reduction was applied <br />to hotel guest and customer, and 10% for hotel employees. <br /> <br /> <br />2. Exhibit 3 - Since residential parking is fixed, revise the shared parking analysis for <br />the remaining land uses only. <br />Response: Exhibit 3 has been revised as requested. <br /> <br />3.
