<br />265-37.6 Site Development Standards <br /> <br />(a) Floor Area Ratio <br /> <br />1) Base Floor Area Ratio: The base floor area ratio (F.A.R.) for <br />all uses shall be 2.50 for all property within the boundaries of <br />Town Center. Properties along the Sunny Isles Beach <br />Boulevard South Edge where the parcel width is 400 feet or <br />greater, the base floor area ratio (F.A.R.) shall be 3.50. <br /> <br />a) The floor area ratio shall be increased by fifty hundredths <br />(0.50) for developments that provide 100% of the required <br />on-site parking in enclosed structures that fully screen <br />vehicles from exterior views in an approved architecturally <br />design which incorporates the garage into the fac;ade of the <br />principal use. <br /> <br />b) Public Plaza Bonus: The floor area ratio shall be increased <br />for developments that provide additional public plaza and <br />courtyard space in excess of the minimum Landscape Open <br />Space required by these Land Development Regulations. <br />The minimum size for a public plaza shall be 2500 square <br />feet. For each one (1) square foot of additional Public <br />Plaza space provided in conformance with this Section, the <br />Floor Area may be increased by an additional two (2) <br />square feet up to a maximum additional twenty five <br />hundredths (0.25) F.A.R. bonus. <br /> <br />1. To qualify for a Public Plaza Floor Area Bonus <br />Density, the following criteria must be met: <br /> <br />(I) All public plazas shall be accessible directly from <br />an adjoining public sidewalk or Public Baywalk along <br />at least 50% of the total frontage. Driveways or <br />vehicular accessways may not be counted as providing <br />access. <br /> <br />(2) All public plazas shall be accessible to the public at <br />all times. <br /> <br />(3) All public plazas shall provide a minimum of one <br />linear foot of seating for each 30 feet of public plaza. <br />Moveable seating shall not exceed 50% of the total <br />required.
