<br />with the goals of the comprehensive plan, Town Center and <br />compatible with the surrounding area and approved by the <br />City Commission, the City may provide to the owner a <br />maximum density of eighty (80) units per acre and a <br />maximum floor area ratio of 3.75 for the land being offered <br />provided that the property owner shall provide public <br />improvements in accordance with a design approved by the <br />City Commission, or, shall fund such improvements as a <br />condition of the use of this bonus. The procedures for <br />transfer of development rights shall thereafter be <br />accomplished under Section 265-23 of the Land <br />Development Regulations. However, the application of <br />this bonus shall be in lieu of any other bonus and shall <br />apply only to entire properties being dedicated to the City <br />and improved for park and recreation purposes. <br /> <br />f) Mixed Use Bonus: Wherever possible, ground floor retail <br />or office uses shall be encouraged and shall be located <br />fronting a street, colonnade or public plaza in order to <br />encourage pedestrian corridors or centers. If the bonus is <br />utilized, the only subsequently permitted revision to the site <br />plan on these uses would be to utilize the ground floor as <br />"lobby space." The floor area ratio may be increased by <br />fifty hundredths (0.50) for those properties where the <br />ground floor uses in a multi-family building that provide <br />commercial services and retail goods including spas and <br />health clubs, beauty salons, clothing, florists, gift shops, <br />banking services, pharmacies, news stands, and restaurants. <br /> <br />b) Maximum Dwelling Unit Density <br /> <br />The maximum dwelling unit density shall be set forth below: <br /> <br />1. Apartments: The maximum number of residential dwelling <br />units shall not exceed a density of sixty (60) dwelling units per <br />acre for all property within the boundaries of Town Center <br />except for properties along the Sunny Isles Beach Boulevard <br />South Edge where the maximum number of residential units <br />shall not exceed a density of eighty (80) dwelling units per <br />acres <br /> <br />2.
