the Developer, it successors and assigns, and any other holder of an interest or estate in a <br /> Unit, as though all such provisions and Exhibits were recited and stipulated at length in <br /> each deed of conveyance or lease relating to a Unit. <br /> B. Safety. No Owner, tenant or occupant of a Unit shall do, or suffer or <br /> permit to be done, anything in any Unit which would impair the soundness or safety of <br /> any improvements constructed on the Unit or in the Common Elements or become a <br /> safety hazard to other Unit Owners, their patrons, employees, tenants or invitees. <br /> C. Exterior. No Owner, tenant or occupant of a Unit shall paint or otherwise <br /> change any exterior wall, door, window or any exterior surface without the prior written <br /> approval and consent of the Condominium Association. The Condominium Association <br /> may establish reasonable and uniform regulations permitting the placement and <br /> maintenance by each Owner of identifying signs and insignia of such size and materials <br /> and in such locations as shall be architecturally suitable and appropriate. <br /> D. Common Elements. The Common Elements shall be used only for the <br /> purposes for which they are intended in the furnishing of services and facilities for the <br /> Condominium Property and any other use approved by the Developer or the <br /> Condominium Association, as applicable. <br /> E. Discharge of Toxic Materials into Drainage System. No Unit Owner, <br /> tenant or occupant of a Unit shall suffer or permit the discharge or flow into the drainage <br /> system, sewer or water drainage system of any toxic waste, chemicals, silt, sediment, <br /> pollutants, contaminants, oil, grease, dirt or other hazardous material of any sort. <br /> F. Nuisance. No nuisances shall be allowed upon the Condominium <br /> Property, nor any use or practice that is the source of annoyance or which interferes with <br /> the peaceful possession and proper use of the Units or the Common Elements. No Owner <br /> shall permit loud or objectionable noises or obnoxious odors to emanate from the Unit. <br /> All parts of the property shall be kept in a clean and sanitary condition, and no rubbish, <br /> refuse or garbage allowed to accumulate nor any fire hazard allowed to exist. No Unit <br /> Owner shall permit any use of his Unit or make any use of the Common Elements which <br /> will cause the cancellation of insurance upon the Condominium Property. <br /> G. Compliance with Law. No immoral, improper, offensive or unlawful use <br /> shall be made of the Condominium Property or any part of it; and all valid laws, zoning <br /> ordinances and regulations of all governmental bodies having jurisdiction shall be <br /> observed. The responsibility of meeting the requirements of governmental bodies which <br /> require maintenance, modification or repair of the Condominium Property shall be the <br /> same as the responsibility for the maintenance and repair of the property concerned. <br /> H. Rules and Regulations. Reasonable regulations concerning the use of the <br /> Condominium Property and the Condominium Units may be made and amended from <br /> time to time by the Condominium Association in the manner provided by its Articles of <br /> Incorporation and By-Laws.
