furnished by the Condominium Association to all Unit Owners upon request. <br /> 13. LEASING OF THE UNITS: A tenant of a Unit shall have all of the use rights in the <br /> Association Property and Common Elements otherwise readily available for use generally by <br /> Unit Owners and the Unit Owner of the leased Unit shall not have such rights, except as a guest. <br /> This shall not, however, interfere with access rights of a Unit Owner as landlord pursuant to <br /> applicable law. <br /> All of the provisions of this Declaration and the rules and regulations of the <br /> Condominium Association pertaining to use and occupancy shall be applicable and enforceable <br /> against any person occupying a Unit as lessee or invitee to the same extent as against an Owner, <br /> and a covenant upon the part of each occupant of a Unit to abide by the rules and regulations of <br /> the Condominium Association and the provisions of this Declaration. <br /> 14. INSURANCE: <br /> The Association shall use its best efforts to obtain and maintain adequate <br /> insurance covering the following: <br /> (1) Casualty. Insurance covering loss or damage to the Common <br /> Elements and all other portions of the Condominium Property which the <br /> Association is responsible to maintain under the terms of this Declaration, and all <br /> items for which the Association is required under applicable provisions of the Act <br /> to insure against loss or damage by fire and against loss or damage by risks now <br /> or hereafter embraced by standard extended coverage and vandalism and <br /> malicious mischief endorsements (collectively, the Atnsured Property'). Such <br /> policies may contain reasonable deductible provisions as determined by the Board <br /> of Directors. Such coverage shall afford protection against such other risks as <br /> from time to time are customarily covered with respect to buildings and <br /> improvements similar to the Insured Property in construction, location and use, <br /> including, but not limited to, vandalism and malicious mischief. <br /> (2) Liability. Comprehensive general public liability and automobile <br /> liability insurance covering loss or damage resulting from accidents or <br /> occurrences on or about or in connection with the Insured Property or adjoining <br /> driveways and walkways, or any work, matters or things related to the Insured <br /> Property, with such coverage as shall be required by the Board of Directors, but <br /> with combined single limit liability of not less than $1,000,000.00 per occurrence, <br /> and with a cross liability endorsement to cover liabilities of the Unit Owners as a <br /> group to any Unit Owner, and vice versa. <br /> (3) Worker's Compensation. Worker's Compensation and other <br /> mandatory insurance shall be obtained when applicable. <br /> 19 <br />
