Tenant shaJl, at Tenant's expense, obtain and keep in force during the entire <br />term of this Lease a policy or policies of insurance covering loss or damage to the structural elements <br />of the Premises, including but not limited to walls (interior and exterior), foundations, ceilings, roofs <br />(interior and exterior), Ooors, windows, doors, plate glass and skylights located within the Premises, <br />all plumbing, electrical, automotive lift and lighting facilities and equipment in, on or about the <br />Premises, and all landscaping, driveways, parking lots, fences and signs located on the Premises. <br />Coverage shall be in the amount of the full replacement value thereof, with an agreed amount <br />endorsement, against aJl perils included within the classification of fire, extended coverage <br />endorsement (ECE), vandalism, malicious mischief, and special extended perils (all perils coverage <br />except as excluded by policy). Said insurance shall name Landlord and any mOr1gagee of Tenant's <br />interest as loss payees and shall provide for payment of Joss thereunder to Landlord, Tenant and any <br />mOr1gagee of Tenant's interest as their interests m3Y appear. If such insurance coverage has a <br />deductible clause, the deductible amount shall not exceed One Hundred Thousand Dollars <br />(5 100,000) per occurrence. <br /> <br />D. The Tenant shall obtain and keep in full force during the entire term of this <br />Lease the following insurance coverage: <br /> <br />(i) boiler and machinery insurance on all fixtures and equipment located <br />on the Premises at any time; <br /> <br />(Ji) jf Tenant commits, permits, or causes the conduct of any activity or <br />the placing or operation of any equipment on or about the Premises creating unusual hazards, Tenant <br />shall promptly procure and maintain in force insurance sufficient to cover the risks represented <br />thereby. Landlord's demand for unusual hazard insurance shall not constitute a waiver of Landlord's <br />rights to demand the removal, cessation or abatement of any dangerous or unlawful activity or <br />operation; <br /> <br />(iii) flood insurance (when [he Premises is located in whole or in part <br />wi thin a'designated flood plain area) and such other hazards and in such amounts as may be <br />customary for comparable properties in the area and is available from insurance companies <br />authorized to do business in the state at rates which are economically practicable in relation to the <br />risks covered; and <br /> <br />(iv) all other insurance, if any, of whatever description and in such <br />amounts as may be required by any ordinance, law or governmental regulation to be carried or <br />maintained with respect to the Premises. <br /> <br />E.
