<br /> <br />city of Sunny Isles Beach <br />Professional General Architectural Services <br />IF' NO. 10-04-02 <br /> <br /> <br />low-bid to-estimate range has historically been less than <br />2.5%, reflecting care and accuracy in cost estimating and <br />design. <br /> <br />This approach to cost control has positively contributed <br />toward lowering construction costs, improving design <br />efficiency and accelerating a project's schedule without <br />sacrificing our client's objectives. <br /> <br />I FAST TRACK ABILITIES <br /> <br />Often linked to CM projects, this process involves the <br />concurrent phasing of design, bidding and construction <br />activities to facilitate a compressed design and <br />construction phase. This is especially useful in <br />approaching larger projects and rebuilding/repair projects <br />as it allows the Architect and the Contractor to frontload <br />the scheduling of specific tasks that would normally have <br />to wait until the entire design and bid process is <br />completed. <br /> <br />If a client requests that a project be expedited or "Fast- <br />Tracked", ACAI will provide a mutually acceptable <br />production schedule for the design of the project. If the <br />construction is to be phase or Fast-Tracked, we work with <br />the Owner and Contractor on Construction Manager to <br />establish an acceptable schedule to deliver the project. <br />ACAI's staff is of sufficient size so that Fast-Track projects <br />can be accommodated without jeopardizing the schedules <br />of other projects in the office. <br /> <br />ACAI Associates has major project experience with this <br />type of delivery system, including the $40 million NSU <br />Health Professions Division Campus; and the State's <br />Florida City Farmers' Market for its repairs to damaged <br />caused by Hurricane Andrew. <br /> <br />I QUALITY ASSURANCE I CONTROL <br /> <br />ACAI has an on-ongoing commitment to high standards in <br />design and construction. Our commitment will be <br />accomplished through adherence to a strict Quality <br />Assurance/Quality Control Plan starting with design, and <br />continuing through construction. The design efforts will be <br />reviewed and checked by our Construction Management <br />Personnel.
