Their level of involvement will be relative to <br />their respective roles and the specific scope of services <br />required for each assignment. <br /> <br />I IN-HOUSE EXPERIENCE <br /> <br />Our experience with property management, engineering, <br />construction and open-end work sets us apart from the <br />rest of the competition. <br /> <br />We view our work from a different perspective: As a <br />former owner of a property management company, we <br />know about tenant moves, interior construction, <br />expansions and new construction, space planning, <br />programming, roofing, permitting, scheduling and the <br />importance of being on time and on budget. These are <br />typical issues of concern to Owners and area where we <br />can help! <br /> <br />ACAI is a licensed Architecture, General Contracting, <br />Landscape Architecture and Engineering Firm and is <br />qualified to practice in all of these disciplines. In addition <br />to the licenses we hold as a Firm, ACAI has staffed <br />licensed in the following areas: 4 Architects; 4 General <br />Contractors; 1 Landscape Architect; 8 LEED Accredited <br />Professionals; 1 Structural Engineer; 1 Civil Engineer; 1 <br />Certified Permit Expeditor; 1 Certified ADA Specialists; 1 <br />Interior Designer and a CPTED Certified Designer. <br /> <br />Code Review is an important step during the design and <br />building process since only plans that pass review can be <br />implemented. Reviews are performed by highly skilled <br />and experienced Architects and Engineers who rely on the <br />state and local codes to serve as a guide to ensure <br />compliance and consistency in your projects. While many <br />codes and checklists exist, the actual decision and review <br />is generally based on the experience of the person in <br />charge. We have such person in-house! <br /> <br />As mentioned, ACAl's in-house staff includes an <br />experienced permit expeditor who is very familiar with <br />South Florida agencies and their requirements. He has in- <br />depth knowledge of building code compliance <br />requirements making this process as smooth as possible <br />for our clients. <br /> <br />Most of the battle in project permitting is knowing what to <br />do, how to do it, who to submit it to, and what the proper <br />follow-up procedures are. At ACAI we focus on all levels <br />of state and local permitting for development projects and <br />know how to get the job done. Our recent work with <br />Broward County as Architect responsible for the "turn-key" <br />design and construction, including permitting, of all the <br />bus stops throughout the county is just one example of our <br /> <br />recent permit experience. Here we were responsible for <br />dealing with multiple jurisdictions, including City, County <br />and State depending on right of way issues for over 5,000 <br />bus stop locations. We are also currently involved with <br />permitting projects in cities and Counties including Miami- <br />Dade County. <br /> <br />II CONTINUING SERVICES ABILITIES <br /> <br />ACAI has many years' experience managing multiple <br />projects concurrently, and has successfully managed <br />Continuing Services as well as Single Service Contracts. <br />As a large Architectural Firm, ACAI has the staff available <br />to meet your project needs. We are available and <br />committed to you and your projects today, and if selected, <br />on an add-needed basis. <br /> <br />Our approach to each project is to examine the Clients' <br />goals, budget and projected schedule at Project Start-up <br />in order to ascertain how to best fulfill these requirements. <br />Once the project is underway, ACAI's Project Coordinator <br />reviews its progress on a weekly basis and ensures that <br />each project is receiving the quality of service it deserves. <br />ACAI believes that proactive management is critical to <br />each project's successful completion. Each of our Project <br />Managers participates in a weekly Manager's meeting at <br />which time each project's status and requirements are <br />discussed. In addition, ACAI has an in-house, certified, <br />permit expeditor and project schedulers who will be <br />actively involved in the project and who are very familiar <br />with all codes, regulations and requirements. <br /> <br />In order to ensure that all current project assignments are <br />delivered on time, ACAI prepares a detailed schedule so <br />that all team members and Clients are fully apprised of <br />progress and decision requirements. All design decisions, <br />regulatory agency reviews, approvals and document <br />preparation milestones are scheduled so that design and <br />construction activities can proceed uninterrupted in a <br />logical sequence. The schedule for each project is <br />regularly updated to stay current with project objectives. <br /> <br />I COST CONTROL <br /> <br />ACAI strives to provide our clients with the best quality <br />product at the best price. The basic tenet of the firm's cost <br />controls is that cost expertise is an integral part of the <br />design team's skill -- a proactive, rather than reactive <br />process. Most of the critical decisions affecting project <br />cost are made in the early stages of design. For this <br />reason, ACAI conducts cost-comparison studies at every <br />phase as design moves from concept through its various <br />evolutionary stages. <br /> <br />Value engineering options are entertained prior to the <br />completion of construction documents to assure the best <br />quality product, at the lowest cost to the client.
