I IN-HOUSE EXPERIENCE Our experience with property management, engineering, construction and open-end work sets us apart from the rest of the competition. We view our work from a different perspective: As a former owner of a property management company, we know about tenant moves, interior construction, expansions and new construction, space planning, programming, roofing, permitting, scheduling and the importance of being on time and on budget. These are typical issues of concern to Owners and area where we can help! ACAI is a licensed Architecture, General Contracting, Landscape Architecture and Engineering Firm and is qualified to practice in all of these disciplines. In addition to the licenses we hold as a Firm, ACAI has staffed licensed in the following areas: 4 Architects; 4 General Contractors; 1 Landscape Architect; 8 LEED Accredited Professionals; 1 Structural Engineer; 1 Civil Engineer; 1 Certified Permit Expeditor; 1 Certified ADA Specialists; 1 Interior Designer and a CPTED Certified Designer. Code Review is an important step during the design and building process since only plans that pass review can be implemented. Reviews are performed by highly skilled and experienced Architects and Engineers who rely on the state and local codes to serve as a guide to ensure compliance and consistency in your projects. While many codes and checklists exist, the actual decision and review is generally based on the experience of the person in charge. We have such person in-house! As mentioned, ACAl's in-house staff includes an experienced permit expeditor who is very familiar with South Florida agencies and their requirements. He has in- depth knowledge of building code compliance requirements making this process as smooth as possible for our clients. Most of the battle in project permitting is knowing what to do, how to do it, who to submit it to, and what the proper follow-up procedures are. At ACAI we focus on all levels of state and local permitting for development projects and know how to get the job done. Our recent work with Broward County as Architect responsible for the "turn-key" design and construction, including permitting, of all the bus stops throughout the county is just one example of our recent permit experience. Here we were responsible for dealing with multiple jurisdictions, including City, County and State depending on right of way issues for over 5,000 bus stop locations. We are also currently involved with permitting projects in cities and Counties including Miami- Dade County. II CONTINUING SERVICES ABILITIES ACAI has many years' experience managing multiple projects concurrently, and has successfully managed Continuing Services as well as Single Service Contracts. As a large Architectural Firm, ACAI has the staff available to meet your project needs. We are available and committed to you and your projects today, and if selected, on an add-needed basis. Our approach to each project is to examine the Clients' goals, budget and projected schedule at Project Start-up in order to ascertain how to best fulfill these requirements. Once the project is underway, ACAI's Project Coordinator reviews its progress on a weekly basis and ensures that each project is receiving the quality of service it deserves. ACAI believes that proactive management is critical to each project's successful completion. Each of our Project Managers participates in a weekly Manager's meeting at which time each project's status and requirements are discussed. In addition, ACAI has an in-house, certified, permit expeditor and project schedulers who will be actively involved in the project and who are very familiar with all codes, regulations and requirements. In order to ensure that all current project assignments are delivered on time, ACAI prepares a detailed schedule so that all team members and Clients are fully apprised of progress and decision requirements. All design decisions, regulatory agency reviews, approvals and document preparation milestones are scheduled so that design and construction activities can proceed uninterrupted in a logical sequence. The schedule for each project is regularly updated to stay current with project objectives. I COST CONTROL ACAI strives to provide our clients with the best quality product at the best price. The basic tenet of the firm's cost controls is that cost expertise is an integral part of the design team's skill -- a proactive, rather than reactive process. Most of the critical decisions affecting project cost are made in the early stages of design. For this reason, ACAI conducts cost-comparison studies at every phase as design moves from concept through its various evolutionary stages.
