<br />Request for Proposal- "Aquatic Entertainment Complex" <br />City of Sunny Isles Beach, Florida <br />November 8,2010 <br /> <br />e <br /> <br />layout that not only maximizes the parking count but also minimizes its construction <br />cost. The design offers a substantial amount of above ground parking that will serve the <br />proposed park, the Aquatic Entertainment Center, the retail establishments, and the <br />public beach and pier located east of the subject property. <br /> <br />The parking garage design incorporates approximately 19,000 square feet of ground <br />level retail area. The retail spaces front the eastbound lane of Sunny Isles Boulevard <br />and will activate the street while providing an enriched pedestrian experience consistent <br />with the intent of the Town Center district. The commercial retail spaces will serve the <br />daily retailing needs of the public and will serve as a source of revenue for the project. <br />The commercial retail spaces can accommodate restaurant, retail or other commercial <br />uses. <br /> <br />Capturinq the views: Strategic planning and innovative design techniques were utilized <br />to maximize the quality of views from the Park and the Aquatic Entertainment Center. <br />The existing Collins Avenue vehicular ramp is a strong element that not only physically <br />imposes itself on the site but also blocks views towards Collins Avenue and the beach. <br />Since it cannot be ignored it is better used as a "molding" force that helps shape the <br />Aquatic Entertainment Center building. <br /> <br />e <br /> <br />In this proposal both the building and the ramp are understood as key interlocking <br />elements that define edge and balance each other. The horizontal thrust of the <br />vehicular ramp is balanced by the vertical thrust of the Aquatic Entertainment Center <br />building as it reaches upward for superior views. As described in the Site Planning <br />Analysis, the views can be captured from higher elevations and, for that very same <br />reason, the Aquatic Entertainment Center was advantageously positioned at an angle <br />near the Collins Avenue frontage. The placement of the Aquatic Entertainment Center <br />building is critical since it offers a great opportunity to capture the expanded northern <br />views of Collins Avenue at the heart of Sunny Isles Beach as well as the eastern coastal <br />beach views and the westerly Intracoastal waterway views, which also include views of <br />protected mangroves and a state park. <br /> <br />- <br /> <br />Sustainable Desiqn Opportunity: <br />The elongated east/west axis of the site affords the project great opportunities to take <br />advantage of natural daylight while minimizing energy needs. All efforts will be made to <br />maximize the use of regional and rapidly renewable materials in the construction of the <br />building. The park, landscaped areas, water features, hardscapes and passive areas <br />have been designed to maximize usability and durability while minimizing on-going <br />maintenance costs. The landscaped areas have been designed to meet the Florida <br />Friendly Landscapes requirements and incorporate the use of drought-tolerant and <br />native plant species in order to minimize potable water use for irrigation purposes. The <br />Aquarium Entertainment Complex also incorporates sustainable design elements as <br />well as educational displays throughout identifying innovative building features that <br />improve energy, water and resource efficiency. <br /> <br />6 of 32 <br />
