Request for Proposal- "Aquatic Entertainment Complex"
City of Sunny Isles Beach, Florida
November 8, 2010

e

Luft report classifies the subject site as "the most suitable site in the preceding analysis
of alternative locations for a park and open space that can fulfill the need for a central
gathering place for the Sunny Isles community." The concept for the Aquatic
Entertainment Center is based on a need for "a set of venues for the full expression of
civic life," which are identified in a group of distinct elements and/or areas all working
together to offer its patrons a series of different experiences. With that in mind, the
project design incorporates a multitude of attractive elements that heighten the overall
experience of visitors and contribute to the richness of the project.

Desiqn Strateqy: The long elongated parcel flanked by highly travelled roadways
presented certain design challenges that translated into opportunities for creative design
elements that serve multiple functions. In order to maximize the functionality of the
park, accommodate the greatest number of parking spaces, and serve the greatest
number of users, the site was designed to complement the various functions discussed
below. In addition, to ease on-going operation and maintenance costs, materials and
finishes will be selected that require minimal maintenance, are highly durable, and
create a strong sense of place and activate the pedestrian realm.

e

The Aquatic Entertainment Center:
A state-of-the-art aquatic
entertainment facility offers attraction
and interactive activities for visitors
of all ages. The facility will feature a
learning center, gift shop, restaurant
space, multiple activity spaces, and
exhibit display areas.

The facility will incorporate various
educational elements such as a
working Marine Laboratory where
visitors can interact and learn about sea life, fish farming, marine biology, aquaculture
and plant life.

e

The space features two large ceiling tanks - one
displaying jelly fish and the other sea horses and
similar species - with clear bottoms that provide
visitors with an enriched sensory experience with
360 degree views of the sea life resulting in a
feeling of being under the sea.

Other interactive activities include a sea ray
encounter and a penguin play yard where visitors
will be able to touch, interact, play, and learn
about the wildlife. The Sea-Bob adventure pool

3 of 32
