Request for Proposal- "Aquatic Entertainment Complex"
City of Sunny Isles Beach, Florida
November 8, 2010

e

with an interactive sea-biking experience will allow visitors to directly interact with the
sea life.

For the ultimate experience, visitors can enjoy the Sea-Trek Adventure while helmet
diving in the two-story tank filled with shimmering multi-color fish, stingrays and magical
sea life. Additional "hands-on" exhibits such as a star fish tank, barracuda tank, sea
bird rehabilitation and aquatic gardening displays will provide interactive learning
opportunities.

The facility will also incorporate an IMAX Theater as
well as an outside roof deck and restaurant area
featuring an interactive spray deck with lighted
synchronized sprays, seal slide, octopus swing and
other playground-type features. The facilities will
provide excellent educational opportunities for school
aged patrons making it a destination point for school
field trips and marine-related educational programs.

e

The aquatic entertainment facility has been designed as
a multi-functional building with the ability to host private events and promote cultural,
educational and civic activities and includes a function hall and ballroom facility with
expansive ocean and city views.

The structure is envisioned as a "signature" building that not only serves its technical
functions but also contributes to the strong architectural heritage that is present in the
City of Sunny Isles Beach. The timeless quality of the modern design will be an
important factor towards the long lasting success of the building and project as one of
the main destination points when visiting South Florida.

The Island Park: The "island" park is a lush sanctuary nestled in the lively town center
of Sunny Isles Beach. The park will provide residents and visitors the opportunity to
escape from the busy aspects of a metropolitan life style while enjoying tropical
landscapes, public art, multiple water features and sloped walking trails.

The park has been designed in multiple interconnecting elevated levels. The elevated
design addresses pragmatic requirements such as masking the parking from public
view but also provide better views and a heighten experience. At grade, visitors are
welcomed to the site along Collins Avenue by a prominent water feature and a Tropical
Garden with weaving walking trails. The Tropical Garden is rooted at the base of the
Aquatic Entertainment Center at the intersection of Collins Avenue and Sunny Isles
Boulevard. This "garden oasis" with a water lagoon feature helps buffer the park from
the noisy and congested intersection and also provide vegetation and softness to the
harsh concrete ramps and asphalt streets.

e

4 of 32
