Depending on the project, the initial site visit can also be coordinated with City Staff, particularly if there are sensitive considerations that need to be accounted for, such as proximity to critical land uses or utilities or the presence of valuable natural resources that de-serve a complete analysis. Specifically, by conducting this site visit we have been able to verify vegetation that is mislabeled, omitted or incorrectly accounted for on the plan’s included surveys. <br />Re-zonings, Variances and Conditional Use Ap- <br />plications: CGA processes re-zonings, variances and conditional use applications for our multiple munici-pal clients who have engaged us for planning services. This range of knowledge has allowed us to provide ef-ficient and comprehensive reviews and reports. <br />Land Use Plan Amendment Review: CGA’s multi-disciplinary team members have worked together to build a long resume of providing comprehensive planning services throughout our many years of ex-perience. An important component of those plans and long-term visions typically include analyses and discussions on environmental protection, redevelop-ment, providing a wide range of housing opportuni-ties, improving neighborhoods, building upon existing community character, coordinating infrastructure im-provements and maintaining and improving quality of life. Our Team will review land use plan amendments for consistency with state statutes, as well as consis-tency with the City’s adopted Comprehensive Plan to ensure compatibility. <br />Architectural and Urban Design Review: CGA cur-rently performs reviews of architectural and urban design criteria. We understand that land use regula-tions determine how buildings will be situated, their architecture and relationship to the surrounding com-munity. <br />Land Development Regulation Revisions: Munici-pal land development codes encompass not only plan-ning and zoning items, but extend to landscape archi-tecture, civil engineering, and traffic engineering. We have worked on the Land Development and Zoning Codes for many CGA clients. <br />CGA constantly stays on top of current planning trends and is involved with utilizing inventive solutions to ad-dress land use and zoning matters. CGA is a leader in innovative zoning concepts and code writing, whose effectiveness has been tested through many imple-mented site plans.CGA has prepared codes which have assisted munici-palities in their desire to either attract new develop-ment, create greater safeguards from development that appears too intense or clarify code language for ease of use. Some of these ordinances include TOC and TOD ordinances, an overlay district to accommodate places of public assembly consistent with the Reli-gious Land Use and Institutional Persons Act (RLU-IPA) and providing assistance in ways to address af-fordable housing. Other new zoning concepts include the preparation of solar panel and car charging station ordinances. In both cases, the city wanted to encour-age green technology, but understood the importance of having regulations in place for aesthetic purposes. These ordinances provided the cities with those pro-tections, while not hindering sustainable designs. <br />9
