SUBLEASE: <br /> <br />Tenant shall have the ability to subject the Premises subsidiaries of <br />Tenant, with the written approval of Landlord. Tenant shall also <br />have the ability to sublet all or a portion of services provided. <br /> <br />I <br /> <br />27. CONTINGENCIES: <br /> <br />Tenant's review and approval of Landlord's final building plans. <br /> <br />I <br /> <br />EXHIBIT B <br />Landlord's Work <br /> <br />I <br /> <br />I <br /> <br />Landlord shall, at its sole cost and expense, deliver the Premises in standard "vanilla shell" condition <br />and shall provide utilities in a workmanlike manner, conforming with Tenant's plans and <br />specifications and all local, state, national codes and UL and NFPA requirements, where applicable. <br /> <br />I <br /> <br />I. Electrical Service: 220/440 volts, 3-Phase, 4 wire; 1200 amp service installed at location <br />as specified by Tenant (with the availability of 460/480 volts for certain devices). Landlord <br />will provide temporary power for construction of the Premises and shall provide all meters <br />and sub meters. <br /> <br />2. Water Scrvice: 3" domestic water line from local main to Premises; meter and backtlow <br />device located as specified by Tenant. Water metering and sub-metering shall be provided by <br />the Landlord and the meters shall be located at a mutually agreeable location. <br /> <br />3. Gas Service: Install adequate gas line and meter at rear of building supplying not less than <br />1758 CFH@ 7" wc; meter location as specified by Tenant <br /> <br />4. Building Sanitary Sewcr: 4" sanitary sewer line from the Premises to the authorized <br />main sewer; sewer stub at location specified by Tenant. <br /> <br />5. Kitchen Waste: 6 inch kitchen waste line is to be installed from the premises to the <br />Landlord provided grease trap. <br /> <br />6. Telephonc Conduit: Provide and install 2" telephone conduit, stubbed at Tenant's <br />specified location. <br /> <br />7. Greasc Trap: Provide an outside grease trap or interior grease interceptor as required by <br />local Health Department or building code. Tenant acknowledges it must inform Landlord of <br />its requirements for the grease interceptor. <br /> <br />8. Applicable code and insurance requiremcnts. Landlord shall ensure that the sprinkler <br />main currently in place meets the fire code, and that any insurance coverage necessary for <br />the protection of the demised premises prior to, and during, construction are met. <br /> <br />9. Telephones, Cable Television or Satellite Dish Conduit: Landlord shall provide to the <br />premises, at a mutually agreed upon location, a conduit with a pull wire from the building <br />phone or communications room to the restaurant space sized to meet the Tenant's <br />telephone requirements. Tenant shall inform the landlord of the conduit size necessary. <br />Landlord shall also provide a separate conduit with pull wire to the demised space for coaxial <br />cable necessary for the tenant's use of cable and/or satellite television. <br /> <br />10. Gcneral Contractor & Designer: The Tenant shall retain the right to select a general <br />contractor of their choice to complete the build out of the tenant space.
