Summary Minutes: Regular City Commission Meeting November 17, 20 II

Sunny Isles Beach, Florida

apartments per core, which means the maximum of the situation will only effect 44 unit
owners because we don't expect more than one of these systems to go down at any given time.
The way this system works is if anything breaks while the car is traveling up to the unit, it is
called "recall" and drops straight down to the ground floor and the passenger and the car get
exited out of the car. Mr. Sieger said in addition those cars can easily be accommodated in the
area for guest parking and temporary valet. There are 40+ spaces and if one line breaks down
they can double park inside the lanes, and so the garage can handle a one core breakdown.
Mr. Dezer said if you don't live in the building you will not be able to use that elevator
system. It is only for people who live there with pre-registered cars, the system will be able to
read the car as it comes in, it knows exactly what floor it is going to, and it even knows within
the floor which of the two or four spaces it will drop the car off at. Because of the different
sizes of spaces, it is already pre-programmed and at the orientation you will be taught how the
system works, not what to do but more of what not to do. All you need to do is drive up, shut
the car off, and everything else gets taken care of for you. We have a video of it that we
showed the Miami-Dade County Elevator Department. It shows how it works and all the
different failsafe operations and that is why the Elevator Department people gave us the
endorsement, they just said to get this signed off by the company and we are there.

Vice Mayor Thaler asked if 44 spots will be enough, and they never have the right parts when
you need them, that is one worry that he has and it could be a major problem. Somebody
should look at it further then to say we have 40 spots, if they have guests what are you going
to do with those cars assuming they are out for dinner, they come back and a car is not
working. Mayor Edelcup noted the property next door, and Mr. Dezer said yes we still have
the Thunderbird West Site that everybody can park. Mr. Dezer said even at the best scenario
at 50% occupancy we will only have 22 residents at any particular time. But we will make that
a stipulation in the elevator contract because we are going to hire Otis, who are designing and
building it to maintain the system as well, and when he asked one of the people from Otis
what happens when it breaks, they said it doesn't break. Mr. Sieger said Volkswagen has had
a 21-story round robotic parking dealership for 11 years now, and it has been operating 24/7
without a breakdown. Mr. Dezer said that they do take it down 12 hours out of the year for
maintenance. We did not want to reinvent the wheel, we are taking existing components and
adding them together and making them work together like nobody else has done.

Commissioner Gatto was intrigued by the concept of fireplaces and asked about the venting
system, and Mr. Dezer said it is a gas vent-less fireplace that is common place in many high-
rise buildings and there are UL ratings on them, and we are doing it for the beauty appeal.

Mayor Edelcup said that this could be a landmark building for Sunny Isles Beach and we are
looking forward to seeing another great building done by the Dezer family in our City. One of
the things that he would like considered, the City is in the process of doing a Streetscape and
pavers, and if he would consider putting in the streetscape that the City has designated for
Sunny Isles Beach on the east side as part of the construction of the site. Mr. Dezer said he
doesn't see why not, they will be undergrounding the wires as required, his one warning is
that he doesn't want to be the only guy with pavers in front of his building because they want
to conform with the neighborhood but at the same time, if their neighbors are doing it then
they are ready to do it as well.

7
