<br />CITY OF SUNNY ISLES BEACH <br />NOTICE OF ZONING HEARING <br /> <br />NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of the <br />City of Sunny Isles Beach, Florida, in the David p, Samson Commission Chambers, Sunny Isles <br />Beach Government Center, 18070 Collins Avenue, Sunny Isles Beach, Florida on Thursday, <br />December 22, at 5:00 p.m., to consider the following Zoning application: <br /> <br />Application: <br />Location: <br />Public Hearing #: <br /> <br />The Mansions at Acqualina <br />17749 Collins Avenue <br />Z2011-06 <br /> <br />Summary: <br /> <br />The Applicant is requesting approval of a site plan for a 46 story, 79 unit condominium <br />building with 426,663 square feet and a waiver for the required beach access easement. The Applicant <br />is also requesting Transfer of Development Rights (TDRs) in the amount of 25,000 square feet of <br />floor area. <br /> <br />Requests: <br /> <br />1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development Regulations, <br />the Applicant is requesting a site plan approval for a 46 story building with 79 condominium <br />units. <br /> <br />2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development Regulations, <br />the Applicant is requesting to transfer 25,000 square feet of development rights and 9 units. <br />An adjustment to be made for a decrease of 25,000 square feet and 9 units from the City's <br />Transfer of Development Rights Bank. <br /> <br />3. Pursuant to Section 265-35(0)(8) of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a waiver of the required beach access easement. <br /> <br />The plans reviewed are on file, and may be examined, in the City Clerk Office and are entitled "The <br />Mansions at Acqualina", prepared by Cohen Freedman Encinosa & Assoc" consisting of 15 sheets dated <br />revised 12/05/11; the survey entitled "Boundary & Topographic Survey", prepared by Fortin, Leavy, <br />Skiles, Inc., consisting of I sheet updated 11/18/20 II; the Landscape Plan prepared by DSBoca <br />consisting of 4 sheets dated 11/28/11; and, various exhibits prepared by Thomas Cheeca, P.E, consisting <br />of 6 sheets signed and sealed 12/05/11. <br /> <br />Legal: Portion of Govt. Lot 6 Tatum's Ocean Park Subdivision (PB 10-64) N 100 ft. of Tract 4 East of <br />State Route A 1 A and S 100 ft. of Tract A (PB 35-5]) <br /> <br />Size of Property: <br /> <br />2.275 acres (99,099 sq ft) <br /> <br />Zone: <br /> <br />Mixed Use-Resort (MU-R) <br />
