We understand the needs and priorities of the municipal client <br />extremely well. <br /> <br />From day one it will be established that all communication between the City of Sunny Isles Beach <br />through Merrill Romanik, AlA, LEED AP, Project Manager from MSA. Merrill has been with the firm for <br />over twenty (20) years and has focused her attention on the public sector. She will be responsible <br />of all communication to the architectural staff and the design team of consultants, This proven system <br />insures that communication and accountability is always maintained, <br /> <br />GATHER. Our services begin with data collection. It is important that all stake holders are part of <br />the process so that any existing drawings, code compliance issues, relevant building maintenance <br />information, pre-existing conditions, historical requirements, structural reports, systems and <br />infrastructure evaluation, asbestos reports, project budget, time constraints, eta!. are identified and <br />shared with the team at the beginning of the project. The existing facility analysis will playa role in <br />the building programming phase, since the facilities opportunities and limitations will be understood <br />as early as possible. <br /> <br />PROGRAM. Our services continue with consultations with the City of Sunny Isles Beach staff to brain- <br />storm regarding the programmatic needs, priorities and essential adjacencies. The information shared <br />will be documented in a written matrix that includes the space typology necessary, area requirements, <br />equipment requirements, technology needs, finish and material evaluations, mechanical, electrical <br />and plumbing needs and identifying significant relationships and hierarchy of the spaces. <br /> <br />SKETCH. Next MSA will assimilate the information on the existing structure and the desired <br />programmatic needs into floor plan sketches that will be shared with the team for review and <br />evaluation, Commentary will be addressed and adjustments will be made to the plans so that all <br />stakeholders will be satisfied with the approach prior to proceeding with the construction documents <br />process. In addition, an opinion of probable cost will be provided so that we all may confirm that the <br />project is achievable within the budget.
