Once the initial program and project requirements have been established and funding <br />has been confirmed, the team will continue to develop the design and will insure that the most cost <br />effective sustainable project is emerging, Throughout this effort, bi-weekly meeting will take place, <br />and all key personnel will remain involved in the process. And initiate the agency review processes <br />which may include a site plan approval process, a historical board review, engineering permitting, etc. <br />MSA will furnish all necessary documents to apply for and secure regulatory permits, Although LEED <br />certification is not specific criteria identified for the project, MSA will at a minimum introduce <br />sustainable strategies at this time. Introducing low in initial investment that provide responsible, <br />appropriate and money wise benefit to the City of Sunny Isles Beach and the community will be easily <br />accomplished. Should the City require LEED certification, MSA is capable and proven with the USGBC <br />process and has four completed projects that are LEED certified (Lauderhill Municipal Complex - LEED <br />NC Silver, Children's Services Council - LEED NC Silver, Dania Beach Paul DeMaio Branch Library - LEED <br />NC Gold and Toyota Lexus Service Training Facility - LEED Gold). <br /> <br />At the end of design development, a progress set of plans and an updated opinion of probable cost <br />will be issued to the City of Sunny Isles Beach for review and evaluation. <br /> <br />DOCUMENT. Upon receipt of the City's review of the design development plans, MSA will <br />commence with the completion of the construction documents. Architectural, Civil Engineering, <br />Landscape Architecture, Structural Engineering, Mechanical Engineering, Electrical Engineering, <br />Plumbing Engineering and Fire Protection Engineering plans (where applicable) will be created and <br />Code compliant detailed plans, sections, details, schedules, and specifications will be provided. <br /> <br />Where applicable, Interior Designers on staff at MSA, color selections and material finishes options will <br />be reviewed with the City of Sunny Isles Beach and final choices will be incorporated into the plans so <br />that the permit/bid documents are comprehensive and inclusive. <br /> <br />PERMIT. MSA will prepare the permit documentation for submission to the relevant Building <br />Department. In advance of official submission to the Building Department, MSA would request that <br />during the development of the project we schedule an appointment with the Building Officials to <br />review the project scope and walk through the Code requirements with them, so that they too are part <br />of the process and there are no surprise interpretations from the authorities having jurisdiction late in the <br />game. <br /> <br />Once submitted, MSA will monitor the progress of the reviews and upon receipt of any commentary for <br />the plan reviewers MSA and the design team will address the questions promptly and thoroughly.
