2. Qualifications: <br />For over a decade, Alta Management Company has successfully provided Construction <br />Management Services to owners. Although the bulk of our work has been in South Florida, <br />we recently provided consulting services to a project in Montreal, Canada. Unlike almost all <br />of our competitors, we do not blend our Construction Management Services with other <br />disciplines, such as engineering, architecture or standard construction. We are exclusively, <br />an 'Owner Representative' Company. Since the beginning of Alta in 1997, every single <br />project that we have done has been under a Construction Management Agreement. <br />We have an in -house ability to create, analyze and print Primavera P3 & P6, SureTrak and <br />MS Project Schedules. We also have extensive estimating and pricing software and tools <br />that give us an edge when negotiating Change Orders. Our past experiences in handling all <br />levels of construction implementation and documentation has been proven by the successful <br />completion of our Projects. <br />3. Staffing: <br />As customary with our company, Bill Prado always takes the lead role in the Construction <br />Management of all of our projects. Therefore, Mr. Prado commits himself on a full -time basis <br />exclusively to the Gateway Park Project and will be the onsite representative. Based on the <br />nature of the work and also the value of the Gateway Park Project, one person is more than <br />enough to handle the services. A resume of Mr. Prado is attached, on page #12 & 13. <br />Historically, our rule of thumb for Construction Management Services has been around the <br />$25 Million of volume of work per person. So in the event that the size of the Project grows <br />larger than the projected budget, additional staff is available. <br />4. Approach / Methodology: <br />Our ability to perform comes by means of setting an initial Program that defines the goals of <br />the Project. We define the time by preparing our own internal Primavera Schedule and using <br />this tool by comparing it to the General Contractors own schedule. We further define the <br />costs by doing our own internal estimate and comparing this to the General Contractors <br />schedule of values. We have learned to administer these Programs and its implementation <br />by means of our Construction Management capabilities. <br />Since the Gateway Park Project is a `Design - Build' project, the key concern will be to <br />maintain the quality standards throughout the construction period. These quality standards <br />are set by the Owner when the construction documents are approved, but most importantly, <br />they need to be confirmed when shop drawings are submitted for approval and also during <br />construction process. <br />Alta Management Company, Inc. <br />Request for Proposal No. 12 -06 -01 <br />Q_ <br />
