Performance Specifications <br />Attachment A <br />1 Base bid Building envelope and water proofing and painting <br /> <br />Building has numerous cracks and points of water intrusion <br />throughout the envelope. The contractor is required to examine <br />the building and provide services to install and repair new paint <br />and caulking on all previous painted surfaces and caulked joints <br />on the building exterior and in the parking garage including the <br />interior and exterior of stairway #4 and #5, <br /> <br />Includes painting entire parking garage and exterior of <br />administrative building (previously painted surfaces only including <br />stairs and rails) <br />Caulking around edges of previously caulked parking garage) <br /> <br />Parking garage 3rd floor expansion joint remove and replace in area <br />near owner installed gutter <br />Apply Tremco or equivalent on levels 2 and 3 and on the ramps <br />(previously sealed areas) <br />Clean, repair or recaulk (as may be required) joints in granite <br />panels and precast panel joints <br />Clean, repair or recaulk windows joints metal to glass and metal <br />to masonry <br /> <br />A. All Areas Showing Signs of Mildew Will Be Treated With an <br />Approved Mildewcide and Water Solution. <br /> <br />B. All Exterior Stucco Surfaces Will Be Pressure Cleaned Using A <br />Minimum Of 3,000 P.S.I. <br />C. All Other Surfaces Will Be pressure Cleaned Using The <br />appropriate Pressure For The Surface. <br />D. All Exterior Stucco Surfaces Will Be Sealed Using Sealer <br />Conditioner / Masonry Primer/Sealer. <br />E. All Areas Showing Signs Of Rust Will Be Wire Brushed And <br />Primed As Needed Using: Rust Inhibitive Primer And Then Finish <br />Coating. <br />F. All Stucco Stress Cracks Larger Than 1/16 Inch Will Be ” V” <br />Open Apply A Bead Of Caulk In Gap, Apply Textured Knife Grade <br />Elastomeric <br />Patching Compound Over The Top And Over Lapping The Edges By <br />Two Inches On Each Side. <br />G. All Window Perimeters (Stucco To Metal), Will Have Loose And <br />Deteriorated Caulk Removed. Re-Caulk <br />H. All Exterior Vertical Stucco Surfaces To Be Waterproof Will Be <br />Finish Coated Using One (1) Coats 100% Acrylic Super Paint by <br />Sherwin Williams or equivalent as specified in attached. <br />I. All Precast walls apply Xyloxon Water repellant Clear Sealer. <br />J. All Wood Surfaces Shall Be Spot Primed, As Needed, Than <br />Finished With 100% Acrylic Gloss <br />included
