<br /> ® THIS AGREEMENT entered into this 29th day of JULY 2015 between BURBAN 130, INC
<br /> hereinafter called the Lessor, party of the first part, and PRESTIGE AUTO TRANSPORT
<br /> ® TOWING&RECOVERY,INC.Of the County of MIAMI-DADE and State of Florida hereinafter
<br /> 0 called the Lessee or Tenant, party of the second part:
<br /> ® WITNESSETH, that the said Lessor does this day lease unto said Lessee, and said Lessee does
<br /> ® hereby hire and take as Tenant under said Lessor Space 1491 NE 130TH STREET situated in
<br /> ® NORTH MIAMI, Florida 33161,to be used and occupied by Lessee as TOWING & VEHICLE
<br /> i STORAGE,and for no other purposes or uses whatsoever,for the term of(5)YEARS,subject and
<br /> conditioned on the provisions of this lease,beginning the 1sT day of OCTOBER,2016,and ending
<br /> 0 the 30th day of SEPTEMBER 2021 at and for the agreed total rental, to be paid on or before the
<br /> first day of each month as follows:
<br /> ® OCTOBER 1sT 2016 TO MARCH 31sT 2017 the Base Rent will be$10,000.00 per month
<br /> 0 plus 7% sales tax of$700.00 for a total monthly rent of$10,700.00.
<br /> ® APRIL 1ST 2017 TO SEPTEMBER 30TH 2017 the Base Rent will be$11,500.00 per month
<br /> plus 7% sales tax of$805.00for a total monthly rent of$12,305.00
<br /> ® OCTOBER 1sT 2017 TO SEPTEMBER 30 2018 the Base Rent will be$11,845.00 per
<br /> month plus 7% sales tax of$829.15 for a total monthly rent of$12,674.15
<br /> ® OCTOBER 1sT 2018 TO SEPTEMBER 30TH 2019. the base rent will be $12,200.35
<br /> ® per month plus 7% sales tax of$854.02 for a total monthly rent of$13,054.37.
<br /> OCTOBER 1sT 2019 TO SEPTEMBER 30TH 2020 the base rent will be $12,566.36 per
<br /> Month plus 7% sales tax of$879.65 for a total monthly rent of$13,446.01.
<br /> • OCTOBER 1sT 2020 TO SEPTEMBER 30TH 2021 the base rent will be$12,943.35 per
<br /> • Month plus 7% sales tax of$906.03 for a total monthly rent of$13,849.38.

<br /> ® All payments to be made to the Lessor on the first day of each and every month in advance without
<br /> 0 demand at the office of BURBAN 130, INC 12050 NE 14TH AVE SUITE # 21 in the City of •
<br /> et MIAMI-DADE COUNTY or at such other place and to such other person, as the Lessor may from
<br /> time to time designate in writing.

<br /> ® AMOUNT OF DEPOSIT:

<br /> ® Tenant has deposited with the Landlord the sum of$11,500.00 to date for security deposit,and first
<br /> months rent of$10,700.00),for a total of($22,200.00).Deposit shall be held by Landlord,without
<br /> liability for interest, and may be commingled with other funds of Landlord, as security for the
<br /> ® faithful performance by Tenant of all of the terms, covenants, and conditions of this lease by said
<br /> ® Tenant to be kept and performed during the term hereof If at any time during the term of this lease
<br /> any of the rent herein reserved shall be overdue and unpaid,or any other sum payable by Tenant to
<br /> Landlord hereunder shall be overdue and unpaid, then Landlord may, at the option of Landlord
<br /> ® demand overdue rent or other sum.
