Lessee. <br /> ® SEVENTEENTH:It is understood and agreed between the parties hereto that time is of the essence <br /> of this contract and this applies to all terms and conditions contained herein. <br /> • EIGHTEENTH:It is understood and agreed between the parties hereto that written notice mailed or <br /> delivered to the premises leased hereunder shall constitute sufficient notice to the Lessee and written <br /> notice mailed or delivered to the office of the Lessor shall constitute sufficient notice to the Lessor, <br /> to comply with the terms of this contract. <br /> ® NINETEENTH:The rights of the Lessor under the foregoing shall be cumulative,and failure on the <br /> ® part of the Lessor to exercise promptly any rights given hereunder shall not operate to forfeit any of <br /> the said rights. <br /> ® TWENTIETH: It is further understood and agreed between the parties hereto that any charges <br /> against the Lessee by the Lessor for services or for work done on the premises by Order of the <br /> ® Lessee or otherwise accruing under this contract shall be considered as rent and shall be included in <br /> any lien for rent due and unpaid. <br /> 4� <br /> ® TWENTY-FIRST: It is hereby understood and agreed that any signs or advertising to be used, <br /> ® including awnings, in connection with the premises leased hereunder shall be first submitted to the <br /> Lessor for approval before installation of same. <br /> • <br /> TWENTY-SECOND: Trash and waste removal will be the responsibility of the Lessee. <br /> TWENTY-THIRD: Option: N/A <br /> • TWENTY-FOURTH: LANDLORD will keep the foundation, exterior walls and roof of the <br /> premises,excepting any work done by TENANT and any glass or doors,in proper repairs,provided <br /> ® that in each case TENANT shall have given LANDLORD prior written notice of the necessity of <br /> such repairs. TENANT will keep the Interior of the Demised Premises,together with all fixtures and <br /> all electrical, plumbing, heating, air-conditioning and other mechanical installations therein, all <br /> �1 doors, and all plate glass and door and window glass, in good order and proper repair at its own <br /> • expense,using materials and labor of kind and quality equal to the original work,and will surrender <br /> ® the Demised Premises at the expiration or earlier terminations of this Lease in as good condition as <br /> when received,excepting only deterioration caused by ordinary wear and tear and damage by fire or <br /> ® other casualty of the kind insured against in standard policies of fire insurance with extended <br /> ® coverage. Except as hereinabove provided, LANDLORD shall have no obligation to repair, <br /> maintain, alter or modify the Demised Premises or any part thereof, or any plumbing, heating, <br /> electrical, air-conditioning or other mechanical installation therein.
