PRESENTATION TO MEMBERS OF THE CITIZENS PLANNING ADVISORY <br /> COMMITTEE. <br /> ACTION: Mayor Samson presented plaques to the members of the Committee. <br /> 6. ZONING: <br /> ZONING HEARINGS ARE QUASI-JUDICIAL PUBLIC HEARINGS. <br /> 6A. REQUEST OF MLANDALAY LLC,OWNER OF THE PROPERTY LOCATED AT 16275 <br /> COLLINS AVENUE FOR THE FOLLOWING: <br /> (Public Hearing #Z99-16) <br /> 1. Non Use Variance of Lot Coverage requirements to permit proposed development with <br /> a lot coverage of 43.8% (40% permitted). <br /> 2. Non Use Variance of Floor Area Ratio(F.A.R.)to permit a proposed development with <br /> a total F.A.R and bonuses of 4.42 (maximum 2.5 F.A.R. and possible F.A.R bonuses <br /> for a total F.A.R. of 3.72 permitted)(30% amenities bonus pursuant to Section 33- <br /> 222(4)(b)(i) is calculated in the total bonus and floor area ratio). <br /> 3. Non Use Variance of Floor Area Ratio (F.A.R.) requiring single floors above 20 <br /> M.S.L. not to exceed 0.20 F.A.R. to waive same; to permit single floors with 0.215 <br /> F.A.R. <br /> 4. Non Use Variance of Setback requirements to permit the proposed tower to setback <br /> 28.91 ft (32.18 ft. required) from the interior side north and south property lines. <br /> 5. Non Use Variance of Setback requirements to permit the proposed tower to setback 0 ft <br /> (25 ft. required) from the bulkhead line. <br /> 6. Non Use Variance of Setback requirements to permit the proposed roof deck of parking <br /> garage to setback 0 ft (20 ft. required) from the interior side (north) property line. <br /> 7. Non Use Variance of Zoning Regulations as it applies to building obstruction to permit <br /> proposed development to obstruct 75% (75 ft.) of the width of the site above 20 ft. <br /> MSL (50%- 50 ft. obstruction permitted). <br /> 8. Non Use Variance of Height requirements to permit the proposed building with an <br /> overall height of 234.58 ft (212.7 ft. permitted). <br /> 9. Non Use Variance of Parking requirements to permit a total of 134 parking spaces(151 <br /> spaces required). <br /> 10.
