l , <br /> Summary Minutes:Special City Commission Meeting April 9,2013 Sunny Isles Beach,Florida <br /> Parker on this whole concept,and he was nice enough to put together a massing model which <br /> they were able to focus on and come out with decisions that were right on the line that the <br /> City wanted in this new design. We had two very important meetings with the Building <br /> Official,one was a Charrette a brainstorming meeting and then we followed up with another <br /> meeting where we brought in plans with dimensions. We further tweaked hallways, <br /> bathrooms, etc., to make sure at the end of the day that everything was in line with the <br /> shopping list that was put together by the City of all of the items that needed to be met. <br /> Architect Castineira went through each rendering. One of the ideas that they introduced at <br /> the west end of the building was a drop-off, a porte-cochere type space, very important to <br /> these types of facilities. At the ground level, there are two things that needed to happen, <br /> although we are creating a shell space,basically the 16,000 square foot box,the future of it is <br /> still to be determined. It is not part of what is going to be built out now,the interiors,but in <br /> any case there are certain things in regard to the underground,the rough-in of the plumbing <br /> system,etc. that needs to be taken care of and looked at now. One of the things they needed <br /> to do was to lay out a possible scenario of what this place could be,and put that already as a <br /> part of the infrastructure of the engineering. We laid out two different schemes,whether it is <br /> a banquet hall or a restaurant. He showed a scheme that is based on two restaurant <br /> components, they will share their own bathrooms. These bathrooms are different than the <br /> bathrooms that are allocated for the park, meaning that these bathrooms once designed and <br /> built, will be a little bit of a better quality, a high-end type restaurant bathroom. Of course <br /> whoever does the restaurant,the kitchen,etc.will do their own thing and they will be able to <br /> move the bathrooms wherever they need to,put the kitchen wherever they want to. We will <br /> have the rough-in adequate for those things to come into place. We also discussed very <br /> detailed things such as the slab of that space. We have it as we are leaving it as sand,and the <br /> reason for that is because whenever you do this type of work in the future, they end up <br /> cutting these slabs and trenching them in order to run all the pipes, etc., underneath. What <br /> ends up happening is that slab which used to be a structural slab now is all cut up and doesn't <br /> work structurally anymore and so you have to rip it all out and put it in again and so it is like <br /> spending the money twice. <br /> Architect Castineira said the other scenario is the banquet hall which we were able to work <br /> with the same amount of bathrooms and the same layout of the bathrooms, and so again it <br /> will not change in either scenario. In this one you have moveable partitions which gives you <br /> the opportunity of having four(4)different banquet halls of various sizes. You have from a <br /> small one that accommodates approximately 100 people, to a mid-sized one that <br /> accommodates about 200 people, and you put those two together and you have one that <br /> accommodates about 300 people. If you put everything together you will have somewhere <br /> close to 900 people in the overall 16,000 square foot space. Of course part of that space will <br /> be taken up by the future bathrooms, etc. We fine tuned the hallways, there are two on the <br /> backside and the front side. On the front side we have a passageway that goes all along the <br /> front of the building. It has an extended deck for outdoor dining, it is elevated at 8-feet, <br /> which is actually one foot above flood level, and so that is an important feature. It connects <br /> again the eastside of the property all the way with a plaza and on with the Great Lawn and <br /> the park. On the backside of the banquet hall you have an internal hallway that we made <br /> slightly bigger than typical in order to accommodate cars,etc. He noted from that corridor in <br /> the center basically everything on the rendering in purple is back of house.
