Summary Minutes:Special City Commission Meeting April 9,2013 Sunny Isles Beach,Florida <br /> interesting things about the design is that once they laid out a design that had the exterior <br /> columns and then one row of columns in the middle we really opened up a lot of space. The <br /> building became a lot more efficient in its structure,and so the areas in the back of the house <br /> became a little bit bigger then what we had in the previously design. He also showed an area <br /> for a future.concession stand,which again is more of a shell space that would build out later <br /> as a concession stand. We have an ample trash room for trash created from the restaurant <br /> and future events. A large storage area at 8-foot elevation to prevent water infiltration in <br /> case of flood, all this is underneath the ramp. We have the two bathrooms that serve the <br /> park, and we have a small office, electrical and mechanical rooms, etc. On the back side of <br /> the building is a service area that works as an in and out of service trucks, which will be <br /> enclosed with a 6-foot privacy wall. Within that area we have allocated an area where we <br /> will have the grease traps for the future restaurant. Also,we will have a pad area that will be <br /> prepared for the future air conditioning unit and things that come in as part of the restaurant. <br /> Architect Castineira said we strategically placed everything so everything then needs to be <br /> roughed in at this moment, it is done in such a way to foresee that step later on. The service <br /> area is in and out, there is no backing into the street from the trucks, there is enough of an <br /> area for two trucks to be able to stop and unload merchandise, etc. <br /> Architect Castineira said on the upper portion of the garage you will see a very straight <br /> forward,a very efficient parking garage layout. The big difference is in the structural design, <br /> we don't have internal columns, we have only one row of center line columns, and the <br /> external columns,identical to the Heritage Park structural concept. The previous design had <br /> three (3) levels of parking, and we have added one level of parking on the new design. The <br /> reason is if we were to leave it at three levels,we were going to be down to roughly 250 cars <br /> because we were losing a lot of cars on the ground level due to this restaurant component. <br /> By adding that other level,not only did we meet the 308 which was the original concept,but <br /> we are actually at 371 spaces. <br /> Architect Castineira said one of the important elements that was discussed is the height of the <br /> restaurant, the clear height is about 14 feet plus to the under side of the structure. We know <br /> that there will eventually be ceilings there, air conditioning ducts, etc., and so at the end of <br /> the day there will be a comfortable 12-13 foot height in the banquet hall or restaurant. The <br /> façade of the building has a strong architectural precast element,the motif that we have been <br /> working with from very early on. At the same time the backdrop, the wrapping on of the <br /> whole metal skin on the three sides of the building, and the only side that will not have the <br /> metal skin, and this was agreed to, is the west back side which is hardly visible. It will <br /> receive a lot of the landscaping from the previous design we had incorporated a lot of <br /> landscaping there to buffer that elevation. Lastly,he showed a concept for the stage that is a <br /> concrete stage, hard roof, it is meant to take weather. It is meant to be there for a while and <br /> to be a structure that does not require a lot of maintenance over the years. Everything about <br /> it in terms of the size for a big symphony arrangement, the height and everything has been <br /> done and designed to the requirements of the City. They have incorporated the elements of <br /> the patterned walls and we are bringing the same element from the parking garage into the <br /> stage where lights will be illuminated at night. It becomes a beacon element in the Park as <br /> the focal point as you look towards the east from the restaurant and from the great lawn. <br /> 4 <br />
