Strategy for Reviewing Budget/Cost: Our strategy for performing our cost/scope review <br />is to approach all aspects of the project from conceptual design through closeout. This <br />forward thinking enables us to identify costs/scope items that may be encountered in <br />different phases of the project. We breakdown our review into a three phase program: <br />Pre-Construction Phase; Construction Phase; and Post-Construction Phase. <br /> <br />• Pre-Construction Phase Review: During this phase we will work hand in hand with <br />the Design Team and Trade Contractors to ensure that the Owners budget/design <br />requirements and Value Engineering / Sustainability Analysis’ are incorporated into <br />the project. We will perform budgets and hard estimates, both in house and with the <br />assistance of specialized trade contractors, throughout the pre-construction process, <br />to ensure the Owners budgets are maintained. We will properly vet all trade <br />contractors through references, past experience with TGSV and their financial <br />stability (capability to Bond) to ensure they are able to complete the project as <br />designed. We will work with the Design Team to coordinate phasing / staging <br />requirements to ensure that any costs for logistical issues / construction efficiency <br />are included in the documents. We will provide budgeting programs at the <br />schematic, 30%, 60% and 90% stage of the design documents. <br /> <br />• Construction Phase Review: During this phase TGSV will review the documents <br />from a constructability aspect. We will use our Superintendents and Trade <br />Contractors to ensure that not only is the design and phasing cost efficient, but also <br />work efficient. We will create a detailed Construction Critical Path schedule to <br />ensure that the Phasing of projects can be reviewed with the Owners facilities <br />operations staff and with the trade contractors. This will help eliminate any conflicts <br />with the facilities operations before they occur. We will also, in team with design <br />Consultants and our Trade Contractors, work on creating a Building Information <br />Model (BIM) review for the MEP (Mechanical, Electrical, Plumbing, Fire Alarm, Fire <br />Protection, Etc.) services entailed in the project to identify any potential conflicts can <br />be identified ahead of time. During this phase of review TGSV will conduct an in <br />house AHCA, ICRA, Code Compliance and ADA review with the design consultants <br />prior to submission for AHCA Review and Permitting. <br /> <br />• Post Construction Phase Review: It is our goal throughout the cost/scope review <br />phase to limit the items that may come up post construction. During this phase <br />TGSV will review the project from a turnover aspect. We will ensure that warranties, <br />guarantees, training and system maintenance programs are properly identified in the <br />contract documents. We will also coordinate with the maintenance departments to <br />ensure that we incorporate their requirements / concerns into the contract <br />documents, allowing for a smooth turnover. This phase is greatly benefited by the <br />BIM exercise performed as many of the maintenance alerts and requirements can <br />be incorporated into the final BIM As-Built’s and BMS system. This provides an <br />automated (computerized) alert to the maintenance department of what equipment <br />
