Project Approach <br />01 - Visioning <br />Step 1-Developing the Vision <br />The design team first meets with <br />all current planning groups and <br />consultants to gather and confirm <br />existing information and develop the <br />goals and objectives—the vision—for <br />the project. <br />Step 2—Process Design <br />With the vision in mind and with the <br />assistance of the stakeholders we meet <br />to design the specific process to be <br />used to implement the project. <br />Step 3—Workshops <br />Step 3 is actually a series of related <br />tasks. We meet with all current <br />planning groups and consultants <br />to develop general program <br />requirements for the project. Through <br />participatory workshop sessions, <br />the design team aids in articulating <br />building goals as they relate to <br />the vision. Each workshop guides <br />discussion to achieve a common <br />program. The resulting building <br />program, whose value is understood <br />and shared by all, greatly aids the <br />stakeholders as it moves forward in the <br />building process. <br />02 - Schematic Design—Translating <br />Ideas into Design Concepts <br />Upon confirmation of the program <br />we proceed with the Schematic <br />Design phase, developing a series of <br />alternative design concepts. Using a <br />vast array of visual communication <br />methods, our architects enable the <br />City stakeholders to achieve an <br />understanding of how their ideas <br />and requirements can be translated <br />into the physical structures or <br />public spaces. <br />Step 1 - Information Collection <br />We meet with all agencies having <br />jurisdiction over the project and all <br />local utilities companies to ensure <br />coordination and compliance with all <br />requirements. <br />Step 2 - Design Kick-off <br />A workshop is held with all current <br />planning groups and consultants to <br />kick-off the schematic design process. <br />This workshop is a brainstorming <br />session intended to develop <br />alternative concepts addressing the <br />spatial, functional, and operational <br />requirements, and to evaluate each <br />option suggested. <br />Step 3 - Option Refinement <br />Based on the outcome of the <br />workshop and additional input of the <br />participants, options are refined and <br />cost estimates developed. The options <br />are reevaluated and a preferred <br />option confirmed. <br />Step 4 - Schematic Design <br />Documentation <br />Upon confirmation of a preferred <br />option, final documentation is <br />prepared. This documentation <br />is suitable for public meetings, <br />government reviews, and cost <br />estimating. <br />Step 5 - Code Review <br />A preliminary building code review <br />is prepared. <br />Step 6 - Building Systems <br />In consultation with the City and <br />in association with our MEP/FP <br />consultant, we prepare alternative <br />studies for major building systems such <br />as structural frame, exterior envelope, <br />and HVAC distribution. These studies <br />are suitable for obtaining preliminary <br />construction cost pricing, and life cycle <br />and operation costs to determine the <br />appropriate systems. <br />Step 7 - Probable Construction Cost <br />We will work with the Quantity <br />Surveyor (as appropriate) as they <br />develop a statement of probable <br />construction cost. <br />Architectural Project Approach <br />for Design and Construction <br />in Sunny Isles Beach <br />14
